Message: My loan was just sold to CHL. But before I would even send a payment I called them first. It take 30-60 for transfers to happen with ANY mortgage company. I waited until I had a loan # from countrywide. everything I've been reading (I don't know know much about the mortgage industry) but people are sending cash, just mailing payments w/o new loan #'s. These people have no clue, they really don't. we have been dealing with an "issue" for over 6 months, we would love to pay off our exsisting balance, but the person "in charge" of our account refuses to return our call, (for the record at least 5 times a day for the past 5 months)...literally, we have every call documented, and called by our cell phone to document it..
Now our home is going up for auction in weeks..Just got ahold of someone who can tell us whats giong on.. now we owe them an extra $5000 for "lawyers fees, advertising & Other fees".
Because some douche bag was "too busy" to return our calls, so now we have to suffer..and their answer.. well sir, its not our fault your house is in forclosure..
we aer sending our balance due, nopw that we have a correct amount...or so we thought.. After reading how bad these guys suck..I called back before sending check certified..oh no, they gave us the wrong amount its actually another $1500..WTF!@ So now we have a final count....
I hope they get our check and apply it right before we loose our house..

THIS IS IN RESPONSE TO "JOE D" and his worthless post on June 11, THIS IS FOR ALL PRO-CW AND ANTI-CW READERS.

You don't seem to get it.

For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.

I know all this because I had just recently quit Countrywide to work for another mortgage company.

Countrywide didn't use move operations over to India, BUT NOW they do! That will be bad for customer service.

COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.

That is why the number of customers complaining about missing payments has been increasing in the last few years.

That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)

That is also why payoffs and other items are now coming out wrong.

Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.

Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name its built from its past. And if Countrywide continues with its path, it will not be long until it is in its decline stage.

ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.

Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.

Joe D. you are not in the position to call the people here "Jerk Offs". Especially if you're another goon in Countrywide's management. Because only someone in CW management would stick up for Countrywide the way you just did.

Not to meantion Joe, you posted your same pathetic post on all 50 state pages here, claiming to be from different local cities.

When we got our home equity it went through MBNA (another rip off credit card), the interest rate was 3.99%. That was 2 1/2 years ago and my last bill was 9.75%. 4% higher than my mortgage. It kept rising 1/4% almost every month in 2005. We are going to a local credit union to see what they can do for us. I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? First off I would like to comment on the entries made by "David Ortiz." Whoever you are, a formal complaint has been filed with the MA and NH Banking Commissions, and copies sent to the MA Attorney Generals Office, Consumer Complaints Division. A copy has also been forwarded to the CW Corp Offices. Included in the formal complaint was all entries made at this website by you and other individuals believed to be employed by Countrywide Home Loans.

Countrywide is an overall decent lender, both on the broker side and the consumer side. However, if you are wanting to pay more than the monthly payment each month you might want to take notice that they have a campaign they use to increase their profit margin for those customers who pay more than the monthly payment. It goes like this: Say you want to pay an extra payment each year and you take that figure and divide it by 12, and add that amount to your payment each month, you will be speeding up the payoff (called exceleration). This is bad news for any lender because the profit margin they are anticipating will be reduced. So CW has this policy that anytime one of their representatives encounters a customer doing this they are to be informed that any excess payment amount will not be credited to their account and will be placed in a "holding account." The only way that they can accept an extra payment from the customer is if the customer signs up for this "special service" which includes a service fee that will help CW recover some of their potential loss from exceleration. This fee usually amounts to $250.00 annually, not quite enough to recoup what they has lost in unearned interest but a profit margin non the less. This practice is illegal in all 50 states and if notice that they are holding any excess payments from your account you might as well call your state's attorney general office and file a complain. Also call your state's banking commission to report this activity. Complaining to CW will get you nowhere.

One of the problems CW has lies in the lower management and lower-level employees due to high turn-over and a weak training program. Many of the middle managers at CW were promoted based on production levels vs. experience and grasp of local and federal regulations pertaining to their business. Many individuals at the customer service/origination level want to do a good job for the customer and the company, but there are too many individuals (David Ortiz's) within the framework of the CW management who imulate such a negative, unprofessional attitude that it damages the overall professionalism and work ethic of individuals under them.

I don't know who David Ortiz is but I am convinced that he has either worked for CW or is currently employed there and once his internet address is identified they can issue a Writ of Assistance/Warrant to his IP and that is how they will determine who he is. I am certain of that. And I am also certain that CW Corp office will like to know who he is too. This will not be the first time someone from Countrywide was jabbering in an internet chatroom/message board and was identified through a warrant.

Assigned to Countrywide 3 months ago by an agency. The pay was not outstanding, but I looked upon this as an opportunity to learn more about the residential and commercial lending business.

What a joke...released a few days ago because of my "attitude"...what attitude? From day one I weas taught how to put misleading figures into the initial disclosures sent out to borrowers when their loan application is received. I read one story on here about a complaint regarding the appraisal fee...totally true. If an appraisal fee is on the broker's GFE (Good Faith Estimate) for any amount less than $350, then I was to list the appraisal as $350 or higher (if shown as such). I was instructed that all figures are merely a guide and do not reflect any actual charges.
Most of the employees I interacted with are hardworking and hardcharging, honest people. There are a few bad apples that have been there too long due to mamangement apathy. Management Control Study of San Diego’s Countrywide Wholesale Business Center

Background:

Countrywide Wholesale Business Centers are a subsidiary of Countrywide Financial

Corporation (NYSE symbol: CFC). Headquartered in Calabasas, California, Countrywide is a member of the S&P 500, Forbes 2000, and Fortune 500. Countrywide provides mortgage banking and loan closing services through its subsidiaries: Countrywide Home Loans, Full Spectrum Lending, and LandSafe. Other diversified businesses in the Countrywide family include Banking, Capital Markets, Insurance and Global Operations. In 1984, Countrywide began to slowly build a separate
wholesale loan origination department. By 1993, Countrywide's Wholesale Lending Division was the
number one wholesale lender in America with more than 40 percent of total loan production originated from this division. The wholesale business centers provide network support and serve as intermediariesto support the various loans funded through Treasury Bank (purchased recently by Countrywide Financial Corporation). CWBC’s are structured to offer a supporting role to a wide variety of independent mortgage product brokers.

Each CWBC office is staffed by two primary managers. The office taxonomy is actually quite
simple. The branch manager handles the basic operations of the office staff branch. The staff
includes a variety of agents, which are responsible for: 1) Loan Registry, 2) Loan Underwriting, 3) Loan Funding, and 4) Loan Document Processing. The second manager involved in the local CWBC office is for product sales. The sales manager is active in the production or recruitment of borrowers from local mortgage brokers and California real estate brokers as a whole. Made up of mainly the sales teams and production coordination. This is the main driving force, which brings in business and creates value for the entire CWBC office. The sales team is staffed with licensed real estate agents based in house and out in the field. In house agents keep their own desk, while outside agents’ usually hot desk and may share space with two or three different sales representative. Production coordination is just as important. The Production Coordination Supervisor balances dual responsibility to the sales manager by ensuring that all loans requests are received with the proper documentation to be logged into the system and to the branch manager by certifying that all new business requests are ready to proceed through the system. Many may argue, but I believe that without the services of a competent Production Coordination Supervisor, the system may suffer some snafus that could unravel the whole process.

Business issue:

Main office management within itself is somewhat insubstantial. There are clear lines of communication, rules and regulations that govern the office are allegedly in place, and everyone to some extent is capable of getting along. The focus of the issues that affect attempts to continuously create value are personal accountability and a lack of clarity by flimsy training for performance roles. Job titles are fairly defined, but the activities for each step seems to be done somewhat on the fly. On a weekly basis, production steps are added and subtracted throughout the various roles involved with creating the product. Roles are clearly defined within the office space; however no one person seems to be acted against or held accountable for behavior that acts to reduce value. I will use as an example the role of a member of the Loan Application Registry Team. Currently comprised of two active professionals and a supervisor, each member is responsible to register each and every incoming loan coming into the branch. The registry process is quite simple. Incoming applications work through the system much like the example used for manufacturing as visualized in one of Frederick Taylor’s four principles. The use of a configured route of assembly is seen as the most expeditious and least time-consuming way of completing a task (determination). Loan applications with accompanying documents such as a credit report, specific loan forms, and disclosures are either manually entered during the borrower’s interview phase or verified against information already submitted in the system by the same outside agents. The basic steps are as follows: 1) Loan application information received by registration; 2) Documents are categorized by relevance. There is the main loan application, various government disclosures, a property appraisal application, and a document known as a Good Faith Estimate. The GFE is important in that it is the initial disclosure into what the costs will be for the price of the loan; 3) Once all the relevant information is verified, new disclosures are printed out. One set stays in the newly created file. The second set is mailed out to the borrower or borrowers depending upon the number of applicants. What can make this process go wrong, unravel or never be correctly started? The trail goes back to the very agents that the CWBC depends upon for its bread and butter. Those agents are the mortgage brokerage offices and realtors that submit the applications into the CWBC system.

Analysis:

When agents and brokers submit loan applications into the CWBC for processing, they are easily exploiting a weakness in the system, which leads to the basic setup of inefficiency. Country Financial Corporation has basic requirements that must be met in order for a loan package to be submitted to a CWBC. Loopholes in the system enable agents to submit just the basic minimum information about a borrower. Unfortunately, the events of the past few years have made gathering all pertinent information extremely significant. Important information is often left out which must be gathered prior to registering loans for the CWBC in house application phase. Quite often, the CWBC is at the mercy of the outside agent since gathering the required information can take up valuable time needed to fund a loan. Whole loan applications can be tossed out or rejected at any stage due to a variety of separate and unrelated issues due to a lack of Total Quality Management on the part of the submitting agents’ brokerage. Time limits are set by those same outside agents to borrowers on when they expect to receive funding for that dream home, or remodeling project.

The branch manager, even though in charge of a multi-million dollar operation, through my eyes is seen more of acting as an office manager. Need pencils? Ask the branch manager. Out of paper or printer toner? Ask the branch manager. The country club managerial attitude is evident in that dependence upon others without a standardized and rigid division of labor keeps morale low and sets up a scenario for Parkinson’s law in some areas. A recent external audit by employees employed by corporate headquarters (within the past few weeks) held that there are weaknesses that need to be strengthened, especially in terms of mandating quality assurance and basic office security. The second though not truly related, alludes to the seemingly casual discard of borrower confidential information and the availability of free access by outside parties.

Recommendations:

A complete adoption of Frederick Taylor’s four principles. Through the following implementation: 1) Job design to optimize output will have to be configured so that all parties involved with the production process can increase efficiency; 2) Training to achieve optimum work should be conducted on a regular basis through the use of a mentoring program to oversee the finished product as it proceeds along each stage of production; 3) Emphasis on selecting the right person will put a halt to the Peter Principle seemingly installed in the current Production Coordination Supervisor; 4) Division of labor has been accomplished, but is not followed up on through random product sampling. Incentives are offered, but may in fact need to be redesigned in order to meet Total Quality Management goals that need to be effectively implemented. The current incentive is based upon volume of work and not quality of work. Management has a set of four to five different plastic containers set up to accept a ticket from employees in each area of production. The more daily production that person accomplishes, the more tickets they can place in their areas container. One name drawn from each container is awarded $100.00 after the month has ended. Unfortunately, this continued incentive without a system of checks and balances may in fact be prone to fraud. Based upon current information available, the area supervisor has no way of effectively tracking area production completed within the CWBC proprietary EDGE loan software. I could say that I completed production of 26 units in order to receive a ticket, when in reality I may have only completed 25. Recommended realignment of the award system could be completed in the following way: 1) Award not just the amount of production accomplished, but the lack of errors in that production. Set up a simple tracking system through the simple implementation of Microsoft Access style software integrated through a link to the EDGE system. Since EDGE is in fact a Windows DOS hybrid (seems outdated), loans submitted for application on a daily basis could be tracked more efficiently and exported to a spreadsheet that would tighten controls over the production process.

Conclusion:

The mortgage funding industry is an extremely competitive environment. Freedom of choice means that one day a company is on top of its game (CFC stock quote of Summer 2004 was almost $40 a share), to playing catch up due to ineffective controls (25% devaluation during fall 2004). The value of companies are only as good as the value they create. In an earlier paper, I submitted that a corporation’s one true allegiance is to the investors upon which it depends for the input of capital. Upon the completion of this course, I have learned that not only does a company have an allegiance to the shareholders, it also is beholden to its employees and seemingly, at the mercy of its suppliers; especially for the customer base it wishes to generate business to. Only through the establishment of controls through not just the adoption, but implementation of effective controls can any company hold and maintain market share. That is the difference between a cash cow that is consistently capable of reinventing value to being seen as a dog of the industry with no value remaining, just parts to be picked over by the rising stars.

Dear "customer": your question is valid and I'll offer my honest opinion. Countrywide IS the biggest, and they got that way not really by "earning" customers. They are really big because they continue to purchase mortgages from smaller companies, and they also "service" alot of loans they did not originate.
They buy loans in huge chunks and aquire a large part of their business without ever speaking to the home owners like you and me.
With that said, I don't think they're "evil"... I think they're just so damn big with so many incompetent people(like Ortiz)who can't manage their day-to-day affairs. There probably are some people in the company with the wrong motives who have taken advantage of Countrywide's size to line their own pockets, and sadly I think some of us have dealt with those people.
Anyway... yes there are some good people and bad people in every company. Countrywide seems to just be out-of-control and harder than heck to deal with because of their lax operations and lack of organization.

CHL let me go yesterday. They are bastards. I knew we were inundated with problems with the customers, but now they are making out like it is the associate’s entire fault AND NOT OUR STUPID PROCESSING PROCEDURES! I worked in the processing department entering data for over 5 years making 33K / yr. (Some times 60 hrs / wk – no overtime pay) .Now I'm simply pissed off at them. They have agreed to show on paper that I was laid-off so I can draw unemployment. That’s real big of them! There goes my big house, foreign SUV and I almost had a girlfriend. I wish I had not relied on my employer (CHL) to become rich. I guess my part time job at the GAP will have to do for now. Well if there is a bright side, I can still get my 10% clothing discount there. I’ll keep posting.

The problem that CHL has is they screw up things such as addresses and transaction information. Address changes seem to be the toughest type of change for them. I don't think that CHL employees have the proper training they require either.
They can't keep good people because the pay scale is too low. That's why the service is slow and shitty. The employees don't care because they can get work at McDonalds that pays the same. Also, I believe boredom sets in and they click, click, click away at their keyboard and write insults about complaints from customers about problems that they themselves have created.
This site looks like it is becoming very popular. You would think that their crooked dictator Angelo Mozilo would start to take some notice of it. By the way, I saw on TV the other day that he is under federal investigation. He has been a bad boy of late.

I've been in my current house 21 years, under the original 30 year mortgage. I've never been late on a payment. The mortgage has been sold 5 times and, aside from minor annoyances like not being able to accept e-payments, there has never been a problem...until CW bought the mortgage last year. I was out of town on a business trip, and checked my voicemail and had a couple of messages to call a "credit counseling service"--no other identification. Yep, it was the first month CW serviced the mortgage and they began the harassing calls on the 4th.
I don't like harassing phone calls, so I contacted the Texas Attorney General's office, and was a bit surprised to get a fast, personal response that explained the loophole in most fair credit collection legislation that excludes the creditor from most provisions of the act. Basically, consumers have no protection from a corporate bully, if the bully is the actual creditor.
I now pay CW electronically on the last date before past due. I used to pay my mortgage between the 1st and 5th of the month. I will continue to slow pay until CW stops harassing me.
Yo, Rob from Dallas who used to work in CW collections: How much does it cost CW's call center each time it answers the phone? Because for each automated call I get, they get a call and a replay of whatever message they sent me. I also periodically call and have a chat with a collections rep. They go through their "due and payable" script with me, and I go through my "no consequences to me unless paid late, so bite me" rebuttal. I do this politely, since these aren't the suits trying to be a hero by accelerating payments, although after reading your posting, Rob, I may have to rethink this.

Countrywide Home Loans settles suit

Countrywide Home Loans Inc. agreed Tuesday to a $30 million settlement in a class-action suit brought against the company by employees at its California call center in Rosemead.
The $30 million will cover claims for unpaid overtime wagers, reimbursement of wage deductions, compensation for on-duty meal periods, attorneys' fees and related items.
Countrywide also agreed to reclassify all of its California call center account executives as non-exempt from state and federal overtime and other wage and hour laws.







The settlement has been given preliminary approval from Judge Victor H. Person of the Los Angeles County Superior Court.







Countrywide Home Loans is a division of Countrywide Financial Corp. (NYSE: CFC) Both companies are based in Calabasas.

Angelo Mozilo, CHL's CEO, has been under Federal Investigation for some time now. He has been video taped talking about how CHL basically adds fees to loans at will. Also he talks about how CHL calculates the odds of people that will pay them the bogus fees and those who will not. Basically, the money made on the ones who do pay (and just bitch about it) far exceeds any legal battles and money payouts. They can afford to do this because they do offer the lowest rates. What’s a person to do. Not many people are willing to ditch CHL even after they have been screwed because of the hidden end charges and the enormous expense of another closing cost. The special on CHL and Mozilo is supposed to air on 60 minutes sometime this summer. These guys are crooks. If they used a gun to rob someone they would go to jail, but apparently the government allows them to rob you with a pen. I think it will continue to go on as long as our fungus like federal government keeps getting their fat share of the tax loot.

Thank you so much for this website. Our realtor recommended Countrywide so strongly that we went to them for our mortgage. If you think Countrywide is bad, try going to a realtor who works hand-in-hand with Countrywide. Countrywide gave us an interest rate upon which we based our offer. As soon as the offer was accepted, Countrywide upped the interest rate so much that we knew we could no longer afford the house, but we had signed an offer to purchase that allowed that rate of interest (on the advice of Countrywide, who said it didn't really mean we would ever have to pay that higher rate, it was just something to put on the offer). So, we went to a bank, and they offered us a much lower rate. The bank called the realtor to start the loan process. The realtor turned around and called Countrywide, who then called us, to offer us a much, much better rate. Okay. But then, Countrywide wouldn't move. Not even an application to start the loan process. Each time I called they tap-danced about computers and "in the system," etc. We had no application, no written estimate, nothing. Twelve days before closing I called our local bank in a panic. They were able to do the loan at that interest rate and cut Countrywide out completely. They said if we had waited a couple more days it would have been too late. We believe that Countrywide was holding out until we had no other options before they would give us a loan, and the terms of it would have been at their pleasure.
THEN, we found out our realtor had not disclosed an encroachment. This alone could have been a deal-breaker, but we wanted the property so we worked out a deal with the man who owned the property on whom we were encroaching. We also got an attorney, and asked him to take over the closing, which we had been planning to do at the realtor's office. WELLLLLL---Here it gets fun. Countrywide and our realtor had worked into the purchase all sorts of "creative financing," so that we, the buyers, would be credited with approximately $3,500 at the closing, which would have been at the realtor's office, where we wouldn't have known what the hell he was doing with the money. But our lawyer and our bank did exactly that; they credited us with the $3,500. In fact, they ran out of places to credit us, so the seller ended up writing us a personal check for the balance. Our realtor was shocked when he found this out at closing. We had to stay an hour while everyone in his office and the lawyer's office looked for money, calculators clicking, pages flying. The realtor went outside and talked on his cell phone. We overhead him shout, "Well then we're screwed!" I kid you not! At another point in this comedy our lawyer asked him, "Well, where's the earnest money? I don't have it. Do you have it?" And the realtor said, distractedly, "Well yes, I have it, but…." and went back to playing with his calculator.
The way it finally turned out for us was beautiful. The seller actually ended up paying for part of our down payment, but it didn't cost him anything because Countrywide had him raise the asking price in order to credit us, in order to be able to get their thousands at closing. We paid NO FEES whatsoever, and walked away with a small check to the good. The seller paid a very low commission to the realtor (because the realtor quoted him a small commission, apparently because he, the realtor, was going to get a cut of the "creative financing" done by Countrywide at closing.) Watching this comedy of errors was truly enjoyable; however, it followed a month of anxiety and fear. I don't recommend Countrywide to anyone. And if your realtor recommends them, please be warned.

At the time, my father was dying of cancer and I was in the process of finishing my bachelor's degree at school, so I was only working for them part-time. Needless to say, it was a very stressful time in my life. Ironically, during my second month there, I was told to move some boxes because we were setting up shop next door. As luck would have it, I sprained my back and literally could not stand upright. I drove home that day and ended up being taken to the emergency room the next day. That next day, my father took a turn for the worse and I spent the next week watching my father slowly dying. It was an absolutely horrible experience! When I returned to work the following week, not one employee mentioned my father's death. To add insult to injury, the manager called me into his office and told me that he "understands" that I've been through a bad time, but that I needed to stop missing so much time from work! Countrywide is an overall decent lender, both on the broker side and the consumer side. However, if you are wanting to pay more than the monthly payment each month you might want to take notice that they have a campaign they use to increase their profit margin for those customers who pay more than the monthly payment. It goes like this: Say you want to pay an extra payment each year and you take that figure and divide it by 12, and add that amount to your payment each month, you will be speeding up the payoff (called exceleration). This is bad news for any lender because the profit margin they are anticipating will be reduced. So CW has this policy that anytime one of their representatives encounters a customer doing this they are to be informed that any excess payment amount will not be credited to their account and will be placed in a "holding account." The only way that they can accept an extra payment from the customer is if the customer signs up for this "special service" which includes a service fee that will help CW recover some of their potential loss from exceleration. This practice is illegal and all 50 states and if notice that they are holding any excess payments from your account you might as well call your state's attorney general office and file a complain. Also call your state's banking commission to report this activity. Complaining to CW will get you nowhere.

I thought I had problems, but after reading the horror stories here, I think I got off easy. Oh, and I have a perfect history paying bills and a 786 credit score so don't tell me I had problems because I was irresponsible.

After my loan was resold to Countrywide, I asked my town to send me a duplicate copy of the property taxes bill to be prudent and ensure they were paid. After a friend of mine who described how he had problems with Countrywide paying the property tax on someone else's condo unit, I decided I'd be extra careful and pay the $400 tax bill myself (figuring that even if Countrywide paid that same tax bill, I would have owed the $400 on the next quarterly bill anyway). Well, Countrywide never paid and I called up to check on this. Countrywide said it always paid town tax bills promptly once they receive them. I called my town tax office and they had Countrywide's correct address. I asked Countrywide to remove the escrow and just let me pay the tax bill myself but they refused and offered that I could ask for the "extra" escrow money to be refunded whenever it went above a certain threshold. Well, I did this every month for 4 months, and, continued to pay the tax bills myself as I received them. Countrywide continued to miss the property tax bills and finally after 4 heated telephone calls to have my monthly escrow removed, they finally did so. So the lesson is, if you deal w/ Countrywide, assume they're incompetent BEFORE they have a chance to screw up.

And thanks for your site -- I was looking to set up a home equity line, and now, it definitely won't be with Countrywide.

Countrywide misapplied a loan payment in September to my principle. Since then, I have been getting monthly letters saying I missed a payment. I noticed the discrepancy in November and called them. I was assured that they would take care of it. It is now almost April and I have called every month since November trying to get this straightened out yet the letters saying I am late on a payment are continuing. I realized they also sent this information to all the credit reporting agencies and requested they inform them that the mistake was made by Countrywide. I also requested a copy of that letter be sent to me. I have received nothing from them. Today, I called again and got the same story. Their mistake has affected my credit rating. Count me in on a class action suit against these lowlifes.

I was refinancing from countrywide, as soon as they found out, they called me and promise me of a better deal then the other company. after weeks of waiting and special trick with the appraiser, they told me they couldn't refinance my house at a stressful times. I will wait for a few months, then get Countrywide out of my life and trust me, i will spread the word throughout the whole state

A few words of advice: file a complaint with the Better Business Bureau and contact HUD if they have not replied to your RESPA letter. Make sure you have all the documentation. Countrywide takes care of things a lot quicker if it is filed with the BBB.

Help! What is the next step now that Countrywide seems to have ignored my letter asking for my issue to be resolved and asking for specific information about our account under RESPA?

The story in short is that countrywide totally messed up our tax payments for over a year. The escrow account indicated to us that they were paying the right amounts, but we got a "notice of demand" from our town that told us otherwise. When we tried to unravel it with countrywide via their customer support we got connected with a different helpful person each time and it became clear over about a year that nothing was being done. Finally the town hall made some phone calls on our behalf to someone inside Countrywide at their tax department. This help, combined with us requesting a payoff amount so we could refinance forced the issue. In unraveling the problem with countrywide the town described to us how there was a wrong amount being paid to the wrong plot on our behalf. When this problem was corrected it was "corrected" to be a different wrong amount to a totally different plot (still not ours). When the first attempt to fix the problem was made, countrywide promptly withdrew an extra $2000.00 out of our bank account instead of correcting up the escrow account ledger! Evidently there is a third party that pays the taxes on behalf of countrywide and the Countrywide tax person had to work through them. Finally the town's contact at Countrywide and someone in the town tax department spent a lot of time unravelling things and closed out the accont. We got the difference from countrywide between what we had paid extra into escrow and what had actually been paid in taxes and the loan was closed out. It's important to note that the escrow account was NEVER corrected by countrywide. Sure the money paid to us was recorded when the account was closed, but the bogus tax payments were never removed so that according to the escrow we owed countrywide money at the time the account was closed. I didn't care because the loan was closed. Time passed... Recently we have been contacted by someone in countrywide's tax audit department with increasingly threatening letters telling us to pay them approximately $500.00 due them according to the balance in the escrow account!!!!! I've spoken to them and the attitude of the rep is that I owe the money and that's that. I tried to contact the person that helped to unravel the issue in the first place, but they have since left the company. I feel like I am dealing with a collection agency even though I am supposedley dealing with someone in the tax department. I'm afraid that they will go after my credit rating. It's fundamentally not fair! In reading this forum I found out about formally requesting that this be resolved in a timely manner and about asking for the maintenance history on the account. So I wrote the letter and waited. Sure the threatening letters have stopped, but now it's worse - nothing. Silence. I don't want to call them, but they have not replied and it's been a full month now. Any ideas anyone? Help!
