Well not every Countrywide customer has had missing payments. So you\'re not of many that have. Good for you! Do you think its not happenning to alot of other Countrywide customers, just because it\'s not happenning to you.

I\'m not a Countrywide customer, but I will back up the complaints here. I been in the mortgage business for three years, and I\'ve seen plenty of evidence of Countrywide\'s incompetency on postng customer payments. I have also seen Countrywide screw up on alot of paperwork too. Their technology is archaic.

\"Don\'t hate because you are stupid\". Take your own advice. No one else here needs it but you Mike. Furthermore, don\'t judge because you\'re stupid either. Face it, you are smarter than no one here.

Oh and yes, get a lawyer to read your paperwork? Only if you\'re getting your loan with Countrywide.

Mike, you also sound about as stubborn and hostile as Countrywide Manager too.

Next time Mike, write something intelligent. Because you waste the time of readers who think you have anything worth reading.

I have had a home loan with Countrywide for 13 years. Never have I had a problem with them losing a payment. I always pay by check in the mail, about three days to process and done.

Maybe some of you should try keeping better track of your funds. Read the loan papers completely or have a laywer present to do so. Don\'t hate because your stupid.....

It has been at nearly two years and I still remember how bad Countrywide was. The only way I can describe it is as a \"kindergarten concentration camp for your mind\"

I worked for several months as a temp (so they could save money and not provide benefits) I can understand 2-3 months of temping but 8 is a bit much. Thank God I found another job and was able to escape.

If you are intelligent - get out of Countrywide. The sooner the better.

Countrywide makes millions each year by purchasing loans from other companies. Your loan through another company could end up with Countrywide if you don\'t protect yourself. BE FIRM at closing. Protect yourself from Countrywide\'s practices.

I too have a mortgage with Countrywide. We refinanced several years ago to a 15 year loan. We did pay a lot in fees and closing costs, about 5,000 which I have since learned was way too much. However, we pay our own taxes and insurance and our mortgage payment is debited out of our bank account monthly. So we have never had a problem with Countrywide saying they didn\'t get out payment. Might be an idea for some of you that have trouble with Countrywide saying they did not get your payment in the mail.

Even though we have not had any problem for the 8 years we have dealt with them becuase of all these stories I will defintely stay clear of them in the future.

I am absolutely guilty of falling behind on my mortgage payment. I contacted Countrywide when I was 30 days late, and explained I was going to have trouble making payments for the next 4 months. I got into their workout department and was told I was approved for a workout plan, and was given a case manager\'s name and phone number. I can document 30 times I called this person and she never once answered her phone. I would leave detailed messages on her voicemail and the few times she did return my call, she left a message saying only her name and contact number, never answered a question. I would get letters from Countrywide giving me contradictory information that I had received from customer service reps I spoke with on the phone. I was continually told they were working on it and someone would contact me, or that I should contact my case manager directly. I went so far as to start calling the case manager\'s supervisor and leaving the same messages. The supervisor never answered her phone nor returned a single call. Then I received foreclosure papers from a law firm saying they are selling my house in 6 weeks. Not once did I speak with a person from the workout department, and never did I receive any form of workout plan. I don\'t think it\'s a reputable business practice to agree to TRY and work out a debt, delay the process while adding on fees and late charges, and then suddenly demand full payment without a single word of negotiation.

I worked for Full Spectrum Lending - a division of Countrywide Home Loans. There is no doubt that there were many problems at Countrywide. However, I now work as a broker and I see that the industry is replete with problems and corruption. In my opinion, I think Countrywide is one of the better companies in the industry. I believe one of there biggest problems although has to do with the fact that they purchase the rights to service so many loans. There is no excuse for the poor coordination between Countrywide and the other companies. However, those who complain about having no problems until Countrywide baught there loan...read your loan ducuments (RESPAS) which indicate the likelyhood of your loan being sold. The company you went with origianlly sold your loan - share the blame (of course there is a lot of paperwork and a lot of fraud). It is a mess of an industry, I\'ll agree. I just don\'t see Countrywide as the biggest problem. Look closely at some of the other companies out there and you may be surprised what you find out.

I worked in the forclosure department and had to tell people everyday that we (countrywide) couldnt help them because \"they didnt have any money.\" To all you customers already out there...if you have asked to speak with a supervisor you will notice that it takes about 10 minutes of holding to get in touch with a manager, well that is because they are all walking around the floor talking to their friends, eating or surfing the net. But as far as the company is concerned that is no big deal. Now I can kicked to the curb by that company for being late from a lunch break..infact I was 7 minutes late. When you apply for a loan, apply to a company that cares and treats you like a customer...not like a number like countrywide does.

Me again....one other thing I thought was worth mentioning. My identity was stolen a few months back by a lady in Dallas. She paid two electric bills using my name and a routing number off one of my checks. I looked to see what bills I pay in Dallas, and there it was, Countrywide\'s Plano office.
Now from looking on here, it is obvious that this Sandra Marquiss that paid her electric bill ($419 in one month!!! $58 in another month) is from Dallas. She is busted and I filed a report with Galveston County for identity theft, in which they are taking care of it. Eventually it will catch up to this woman whoever she is. But it is interesting to see that Countrywide actually has the things going on in their Plano offices that is very shady. Not to mention all the problems I have had with Countrywide. I know have my bank write the checks. Be careful on writing Countrywide personal checks!!!!!

Thanks to Countrywide, my housenote went up $700 in one month, all because they actually got the decimal mark in the wrong place when figuring up my school taxes, ok who pays $240 in taxes for schools every year? The smurfs? Yeah, then, they proceded to NOT pay my PID taxes for 2 YEARS!!!!!!!!!!!!!!!!!! They have the nerve to say on the phone \" if this was our fault, we would pay for it \" Well who\'s fault is it? Then I went local, they tried to help me at the Countrywide office around the corner, when I told them my problem, they then called Countrywide\'s corporate office and they actually LIED to the lady from the local office. Nice.
So they work out a \"payment plan\" with us, even after we are now negative 5 grand in escrow....the payment plan was for $1618.00 per month, so my mortgage went from $1154.00 to $1618.00 per month, ok great.
Last month, we get a letter from Countrywide....they are now telling us they paid $500 to the county taxes instead of to the school taxes. Not only is this our fault and we have to pay for it, they will add it to our escrow. I do not get the nerve of these freaking people. Alas, I go to pay my taxes this year and they are up $6000 some of that is thanks to the fact that Countrywide did not pay those PID taxes for two years and last year they added it to our mortgage, and shorting the school taxes, these people are a joke. Whats worse is that we did not even chose them. We started out with Home Key Mortgage and all was well until Countrywide bought them out. Now we are stuck and they know we are.

I worked the fishbowl for several years. Looked at it as a modular plantation with a few managers with their hands in the pot, none much sharper than a wet noodle or interested in anything beyond immediate monthly application numbers - it\'s all about the numbers and being afraid of the outside world. Had to deal folks who aspired to be in management that were just there not to work but to throw some \'numbers on the board\' look good for a spell with a goal to eventually \'get off the phone\'. The driving culture whether from lower or upper level management was not to do things right, improve systems and doing right by the customer but rather to put those numbers on the board and get a periodic pat on the ass from your supervisor. Who cares about customers anyway - numbers on the board and blatant favoritism is where the action is and all you suck ups know that so congrats on your promotions. What a life!
Those blitzes were fun too - send out the letters or make some calls using a fony name, like Alexa, drive in calls, try to sell a product that might not be right, if they don\'t take the pay option ARM then be sure to slam the piggy, put a card in for the drawing and call it a Saturday going home with a movie ticket and desperate need to a stiff drink while the shopper goes home with the DVD or camping gear he always wanted.
Very releiving to be out of the fishbowl, free of the shackles and to have my rights as an American citizen restored. CHL truely did suck dot com - I feel priviledged and proud to have the opportunity to post!

The names are going to stay the same to point out the guilty. Below is what I sent to the Customer Service department.

My comments are going to deal with the extremely poor customer service I received over the last 5 months. For the past 5 months I\'ve been tring to get my loan refinanced. The first time, we got 3/4 the way through the process and the lady Audrea Smith stop returning my emails and phone calls. So, I called and had Countrywide start over from scratch. Leamon Anderson, assisted me and we talked numbers and then Countrywide send me the good faith estimate. This go around the prices that me and Mr. Anderson talked about was off by 300 more a month. I called Mr Anderson and asked why is it 300 more a month then the numbers we had talked about and he did not have an answer. So, Mr Anderson and I went through the process all over again and talked numbers again. This time Mr Anderson did not send a good faith estimate. I called Mr Anderson and told him I haven\'t received the good faith estimate yet. Mr Anderson stated that they didn\'t need to send out a good faith estimate that they already had the stuff they needed to move forward on the refi.
Then Valerie Soliz from Fidelity National Title called and said that she has my loan papers and wanted to talk about a time frame to have a closer come out and so I could sign papers. I asked Valerie what the monthly payment was and she told me and it was STILL 300 more a month. I told her that is not the numbers that me and Mr Anderson had talked about. I told her I understand that she doesn\'t work for Countrywide and that this is going to have to be put on hold until the numbers are correct. Valrie gave me the name of the person that was processing my loan, Michele Hassell. I called Michele and asked why the monthly amount was 300 more amonth then what me and Mr. Anderson talked about and she had no answer. I called Clinton Henderson (Vice President of the Plano office?) and explained the situation. Mr. Henderson looked into what was going on and seem to get things working correctly. So I scheduled a time for Fidetily National Title to come out and so I could sign the loan refi papers. After going through 3/4 of the paper work we came across a paper that said I needed to bring $7,000 more to closing then the orginal $4,000 I was told. So I would have had to bring $11,000 to closing instead of the $4,000 I was at first told. I did not sign that paper and the loan is still not complete. There is a MAJOR break down between people in the same department, different departments and a lack of either training or knowledge with the people I\'ve talked with over the last 5 months. During this time frame (5 months) the rate has going up 2 times. Because the rate has changed twice during this 5 month long extremely stressful refi, I\'m now having to pay the more a month because of the rate change. Being that I\'m in customer service, this IS the worse experience of my life and I\'ve never have heard of this type of custom service before. Please understand this much. I have found a web site called http://www.countrywidehomeloansucks.com/ I intend to tell this story on this web site and also contact the BBB. It is also my intension to inform everyone I come incontact with regardless if they are or are not looking for a homeloan and or a refi. I will keep a close eye on the rate and when the rate falls below what I have now, I will find another company to do business with. I just thaught that everyone should know that countrywide pays telemarketers up to 10.00 per hour to persuade you into a \"free\" quote. Now I say \"free\" because that is what they say, but after they actually get you on the line with one of those consultants who don\'t give a crap about you or your loan they will first run a credit check with out permition then you are actually charged about 350$ for your \"free\" quote. I know this because I worked for them.

Grilled Flank Steak

1 ( 1 1/2 lb. ) flank steak
1 ( 10 1/2 oz. ) can beef consomme
1 cup red wine
2/3 cup soy sauce
1/2 cup green onions
1 clove garlic, minced
2 Tbsp. lime juice
2 Tbsp. brown sugar

Trim excess fat from steak, pierce steak on both sides with a fork. Place steak in a large shallow dish. Combine remaining ingredients, stirring well. Pour over steak; cover and marinate in refrigerator 8 hours, turning occasionally. Drain steak, reserving marinade. Grill over medium coals 7 to 9 minutes on each side or to desired degree of doneness, basting with reserved marinade. To serve, slice steak across grain into thin slices. 6 servings.

I have been in the financial profession for 15 years. I came aboard Countywide as a member of management. I have to say there are some good people working there. But the management is missing the game. They dont see the big picture. The customers and front line staff are not treated #1. The management is fighting with each other no communication between departments. It takes a miracle to get anything done. Everyone is back stabbing each other. Its just a matter of time before they get worse. I ended up resigning my position with the company.

I lost my home in hurricane rita....my insurance company really stepped up to the plate and paid to rebuild my home and then some. You would figure in a situation like this the insurance company would be the one to worry about ...WRONG!!! Here steps in Countrywide to screw everything up. The insurnace money comes in both yours and your mortgage companies name to endorse then be able to cash and pay your builder. Countrywide REFUSES to send the money back. they have had 80,000 dollars of mine for over 4 months and have only released a very very small amount of it. I have 4 kids and a wife and we are living in a 30 foot travel trailer. Countrywide could care less. We have less than 1 weeks worth of work to do and have since December. They deposit this money into an account and believe me will hold it untill the cows come home and draw the interest off of it which is ilLegal to begin with. They now wont give us any money because they say they will not give us a dime unless my contractor signs a waiver of lien which is the only protection he has to insure payment...which no contractor in the world would sign untill being paid. Daily...Countrywide lies to us about something...they\'ll say the checks in the mail ..overnight...it never shows up...they lie about thir own names and phone numbers. They\'ll tell us to call sombody to get this resolved..you hang up call that number.....its out of service..then you never get the person you were talking to to begin with. I HATE THESE PEOPLE WITH A PASSION. The whole company is nothing but crooks and cons. Why should it be so hard to give me MY INSURNCE money.. from a policy I PAID for...so me and my family can go back home....it\'s not like we havent been through enough already. Our coutrywide loan officer tried to convince us that nobody else would lend us money to buy a condo, saying we didn\'t make enough money and we were lucky to get 8%----8% are you fu**ing kidding me!!! My credit card doesn\'t charge that much! Countrywide Home Loans, The Titanic, and the Impending Tip of the Iceberg

I was exposed by your website by some Countrywide employees who were thrilled that such a website existed. I was surprised that so many employees were aware of the website and that so many of them were in agreement with the complaints by the consumers and other former employees. In fact, I knew of certain employees that were simply terminated without any reason since Texas is an AT WILL state that allows any employer to terminate an employee without any reason and at any time. When you have employers leaving Employee-Friendly states like California and rushing to Texas (an Employer-Friendly state), it is because the Employers know that they can abuse their workers with excessive mandatory overtime and then impose difficult statistics that cannot be met by anyone and, thereby, avoid having to give them a pay raise over time.

I cannot help myself with the clear analogy between Countrywide Home Loans and The Titanic. Countywide Home Loans has been growing by leaps and bounds over the past few years. Its growth is attributable to originating its own mortgage loans and absorbing loans from banks originating loans but not servicing them or from other mortgage servicing companies that cannot afford to service mortgage loans that have borrowers that may be having financial difficulties through not fault of their own or perhaps there are borrowers who have lost all hope and do not really care about making mortgage payments. As Countrywide accumulates tens of thousands of mortgage loans around the USA, like The Titanic in a financial sort of way, it has more capital being directed its way and this capital allows it to continue to expand its operating capacity and investments. It spends much of this capital on buildings, computer hardware and software, training programs, and other assorted business expenses.

When loans are acquired by other lenders or mortgage companies, the information is transferred to Countrywide via electronic tapes or other electronic media and, in the process of transferring the information, there is a slight incompatibility of the software or transfer process and the information about the Homeowners\' account is skewed including the payments. The Homeowner is supposed to receive a GOODBYE letter from their previous lender and a WELCOME Letter from Countrywide Home Loans. Due to the inaccuracy of the mailing information and the quality of the WELCOME letter, the Homeowner never gets a WELCOME letter and the Homeowner continues sending their payment to their mortgage company without any idea that their payments are not being sent to Countrywide Home Loans in a timely manner. Countrywide, on the other hand, is like a big train in motion and, once the mailing address has been corrected, sends Delinquent Notices with the implied threat of foreclosure to the new Homeowner. The Homeowner, taken by surprise, either assumes there must be some mistake or there must be another person with the same name or is insulted by these letters. The Homeowner sends front back copies of their cancelled checks or bank statements proving that they did make payments but are still met with threatening phone calls by a Countrywide Home Loan Representative whose only goal is to get the Homeowner to make a Promise To Pay (PTP) or a Mortgage Pay by Phone (MPP) that very moment because the Countrywide Rep will get points. The illogical thing here is that the funds in the Homeowners bank account have already been cashed and there are no funds for the Homeowner to make another payment.

Countrywide Home Loans has millions and millions (I do know it is extensive) of dollars in Unidentified Payments that are kept in an Unidentified Check Log (for unidentified personal Checks, Money Orders, Cashiers Checks) because the Homeowner name or account cannot be Identified due to illegibility or an incorrect loan number or the loan has not \"boarded\" correctly onto the Computer system.

As Countrywide continues to accumulate more loans that need servicing, there is the attempt to have its loan servicer in various departments handle higher volumes of loans which means that workers must process more loans faster (quantity) which only logically and inevitably means that not much time (quality) can be spent on each loan. About a year ago, Countrywide Home Loans\' campaign goal was to attain the ONE TRILLION DOLLAR mark. This mark meant that Countrywide had One Trillion Dollars of mortgage loan servicing portfolios. It was to be a big EGO TRIP for Countrywide as a company. What was lost in this effort was the quality in mortgage servicing because everything had been reduced to STATISTICS and NUMBERS. Quality was not a concern. Just DO WHAT IT TAKES to get the numbers up and continue to increase the servicing capacity. These mandates are made by people who have never been in the trenches to understand the degree of difficulty that is required. Countrywide hires managers who have never done the gritty work and, because the gritty work appears to be so simple, these managers assume the job is so easy that these workers can do more. Like THE TITANIC, the workers on the bottom of the ship are sweating and labouring with short breaks, mandatory overtime, and 30 minute lunch breaks as they shovel the coal into the steam engine of The Titanic to make it go faster and faster to impress all the executive passengers and shareholders in the marble floors on the top of the ship while their managers get compensated with bonuses for getting more work out of their workers for less.

Now let me say that this is the impression that I got for the six years that I was employed with Countrywide. I was laid off from Countrywide but not provided with any reason but I am convinced that this was due to a payment I received that did not get posted for about three weeks because I was in a mandatory training class and no one could find the missing payment. I am not a disgruntled employee. I knew of other people who were laid off for no apparent reason. Never mind I have 22+ awards for excellent customer service and research abilities. Like all Texans who may have been laid off with no explanation, we have no recourse under the Texas AT WILL STATE hiring policy. This means anyone, anywhere can be fired or laid off AT WILL and you are not entitled to any explanation. You can see how great this is for companies that have unscrupulous and ethically questionable business practices. It forces an employee to keep their mouth shut because everyone has to put bread and butter on the table for their families.

Another indicator of a company that is to be suspect is the implementation of an ETHICS SCENARIO campaign where Countrywide has one of their legal counsels prepare an ethics scenario and requests input from the workers to tell them what action they would take in a certain scenario. They also invite employees to put forth any Ethics Scenarios of their own. According to many of my coworkers and supervisors, I was advised to avoid answering these Ethics Scenarios because they are nothing more than FISHING EXPEDITIONS to get someone to say what is going on or what the general practice is in certain situations. When a company makes a claim to adhering to ETHICS, it is a good time to be cautious and stay out of the loop. When entered my own version of Ethics Scenarios, I was called into the HR Office to answer why the use of cameras, recorders and microphones would resolve several questionable practices. I told them it was simply a hypothetical situation and nothing more.

For the past six years at Countrywide Home Loans, for example, there have been employees and I who have picked up the scent of marijuana in the immense parking garage and it is a daily activity. There should be no smoking of tobacco in the garage but the security people told me they were advised to let the people smoke the tobacco in their vehicle. These tobacco smokers know that they will not be bothered if they smoke their tobacco by security so the practice is common and now we have people who smoke marijuana all the time and, if security approaches, they can easily light up a cigarette and claim they are just smoking a cigarette. I have seen people personally who do not care if anyone sees them smoking marijuana in their vehicle.

Countrywide Home Loans has never had and I am confident that they will never ever have a Drug Testing Policy at any time in the future. I was told by reputable sources, that this is because Countrywide is very aware that many of its employees will fail the Drug Test. Perhaps with the increasing work demands and stresses associated with mandatory overtime that so many employees have resorted to using drugs. But it matters not to Countrywide because profits outweigh liabilities.

Countrywide has become a big Titanic with employees that have become dangerous with the rampant use of prescription and nonprescription drugs and illegal drug use such marijuana and no checks and balances even with management. A perfect case of management gone murderous was late last year when a manager was in a traffic altercation just outside the Countrywide Home Loans building in Plano, Texas. This manager was probably stressed out and was annoyed at another driver and passenger of another car and this manager took a big gun out and shot the front windshield of the car out. Of course, Countrywide Home Loans, upon finding this out later, fired the employee after the fact. If there were vehicle inspections, I fear there will be quite a number of people who carry weapons. This is just my gut feeling and sense of fear based upon the language some employees use in the workplace when venting their anger against another person. I have always tried to use light-hearted humour to make others feel better because I sense the stress they must be under. I realise that I can not change other people\'s value system but I feel great that I am well-liked by many of my coworkers.

I have no regrets by being laid off or fired from Countrywide Home Loans. One closed door only means that another door will be open and I will be able to obtain work with a more Quality-Oriented Employer that has a nicer work environment with a professional setting.

I fear that Countrywide Home Loans, like The Titanic, may continue to abuse its workforce with mandatory overtime (impromptu overtime) and focus only on numbers by management in order to impress the shareholders or potential business partners and fail to see the tip of the iceberg of employee morale problems and stressed workplace. Like Washington Mutual, Countrywide may have to answer for itself to the Securities and Exchange Commission (SEC) about its business practices but, by then, those in the upper echelons of the Countrywide bureaucracy will have left the sinking ship of Countrywide as it is broken up. The only victims in this hypothetical scenario will be the thousands of low wage workers trying to do their best and, more importantly, the Homeowners and Business Partners. Please remember that I am a former employee of Countrywide and that I have been privy to certain activities and actions and statements and that, although I am not an MBA, I am reaching my own personal conclusions based upon my own personal sentiments I have reached over the past six years with Countrywide. My conversations from several employees in different departments and outside sources from certain business partners of Countrywide have had an impact on my opinions and my opinions may not account for much.

I do want to thank the founder of this website to allow me the opportunity to vent and express my feelings about Countrywide. I have mixed feelings about Countrywide because there are good quality people who work there but there appears to be a management issue where you have people in management who simply do not have any business managing because they are not people-oriented and do not seek to cultivate a quality work environment. I want to say that I am not at all surprised that many Homeowners and former Countrywide Employees have come to this website to vent their feelings. I may not be educated in the law or in business but, like Forrest Gump, I KNOW WHEN WRONG IS WRONG or a business practices or a focus of business is questionable. Perhaps, in quest for the mighty buck, businesses have focused too much on numbers and profits and we have all become nothing more than quantifiable numbers of a certain value.

All people are good people at Countrywide Home Loans, but the recently hired management has no clue to the simplest of tasks and devalues those tasks and makes their workers do more for less and always find fault with others. It is difficult to plan family affairs in certain departments of Countywide Home Loans when, 15 minutes before your time to go home, you are told to stay for overtime for an hour or two. Even on Friday, you may be told before you go home that you have mandatory overtime early Saturday until 12 or 2 or 3pm. There is no room for negotiation for, if you do not comply, you are written up for failing to stay or failing to come to work on Saturday. And remember that there may be some of us employees who may have religious obligations late Friday or early Saturday but that does not matter.

One gets the impression that the reason for mandatory overtime is that it is easier and cheaper to pay overtime than to try to convince good quality people to work for Countrywide. Now I know what certain supervisors meant when they referred to Countrywide Home Loans as a \"sweat shop\" environment.

Again, thanks for allowing me to provide my impressions of Countrywide. Now I must continue my task of looking a good quality employer who can use my mortgage servicing skills.

In that time, there was a change of manager (read: my manager quit because he was written up by the new VP for not answering the phone after work hours) and we got a new VP who transferred in from Calabasas, where Mr. Jackass Mozilo was located. This VP thought he was hot shit because he was buddies with the big boss. Well, he comes into our office which we were sharing with another person from a completely different department that had nothing to do with ours. (Let\'s call this employee D.) He tells D to remove certain non business items from his desk, including a picture of D and his wife. D tells the VP \"no\" simply because he was not his boss. The VP tells D that he will regret telling him no. D hangs up with the VP. A minute later, the VP calls me on the phone bragging to me that D was going to regret telling him no.

Now, Countrywide has a strict policy against unethical behavior and this definitely counts as that. I report the VP for this as does D and a few weeks later, D gets fired, and I get written up. A few months later, they hire two more people in my department to replace me and then I get fired.

I am buying a house soon and I will make sure that Countrywide does not get their hands on my loan. Stay away from this company. They have mismanaged so many loans that it is ridiculous and sad they are still in buisness. There are better companies out there that will not screw you over. Countrywide clearly is not the choice to go with.

In general, I am seeing a lot of issues about escrows on this site. If you do not want Countrywide to handle your escrows and do not have a FHA or VA loan and have an 80% or less loan-to-value call their customer service number, 1-800-669-6607, and request that taxes and insurance not be escrowed - they have ot honor it. This way, escrows cannot be messed up.
Past stories have included that Countrywide does not pay past employees their bonuses for the previous month if they leave the company. Not legal, even if the employee signs the silly agreement required for employment. This is simply a matter of strong armed tactics, bullying by corporate America, Countrywide. In Texas take it up with the Labor Law Dept at 512-837-9559, download a wage claim form on their site and send it in notarized. For those in other states, you will have to contact the appropriate state agency, file a complaint with your congressman or, least preferred, file a legal claim with an attorney. Any good attorney office will not hesitate to take this on but your yield will be less than other options mentioned because of legal fees.

The Federal Trade Commission really needs to investigate Countrywide.
Once they get a hold of Countrywide the Ameriquest Settlement will look
like peanuts.

#1. Call Countrywide to inquire about interest rates.
Go ahead call the 800 # or a retail branch.

Sure they will quote loan interest rates and loan programs
to you all day long.

What they Never do is quote to you the ANNUAL PERCENTAGE RATE
when quoting rates and fees to the customer.
This is in violation of Reg. Z

Their antiquated software *advantedge* does not have the ability
to blend the rate and closing cost into an APR to get
the true cost of obtaining the financing.

Sure a 5 year ARM at 6.25% might sound good to you but when they don’t
disclose that the real APR is 7.12 that is a violation of the law.

FTC you need to really look into Countrywide’s numerous
compliance violations including not sending disclosure packages
to borrowers within the 72 hour time limit.

I stumbled across this website the other night. What a hoot!! Tried posting for California, but it won\'t let me. Former CHL employee here -- it is what it is ... I don\'t think that Countrywide is any different than any of the other big lenders - ie WAMU and Wells. Having worked at CHL, yes, we have severe customer service issues -- but so do the other lenders. So the grass is always greener. Most of the complaints that I\'ve seen are against Retail/Full Spectrum Loan Officers - Seriously, what do you expect? They work out of CALL CENTERS. Most are young and hungry and are barely high school educated. These are not MBAs, people. Countrywide\'s biggest mistake has been to disregard their existing human capital-- I\'m talking about the employees who have worked for Countrywide for 5+ years (many have been w/ the company for 10+ yrs). These are the people who came up when Angelo was very much active in day to day operations. These are the people who at their core understand that service is all we have. These are the people who tirelessly make it happen everyday, in every department. Now, management is looking to \"grow market share\" so the mucky-muckys go out and bring in outsiders - who have NO CLUE about the \"Countrywide culture\". So these mid level managers come in, have no clue, make no valuable impact on anything and then leave with their big fat signing bonuses when their contracts are up.
For all the disgrunted customers - I truly am sorry. It is frustrating. Here is the bank that helped you finance the American Dream and this has been your experience. Don\'t just blame Countrywide - look around. Look how many mortgage companies go under every year due to misrepresentation, scandal and lawsuits. More importantly, why on God\'s green earth would you allow yourself to let a telemarketer/mortgage loan officer do your loan??? Go to the bank directly. Know your rights. Ask around. BE AN INFORMED CONSUMER. Make your LO go over the GFE line by line. Make your LO walk you through the loan process - start to finish. ASK QUESTIONS. Usually people who feel \"ripped off\" somehow didn\'t read the fine print. ***And for all of you out there -- a \"no point, no fee\" loan will cost you more in the end: you end up with a higher rate and you can\'t write off a LO\'s rebate. Whereas if you bring in funds to pay your closing costs, you can write off the LO\'s origination fees.

Though I have never worked for Countrywide I have worked in the mortgage industry, been a customer, and worked for large, Fortune 500 companies before. Each one had a lunatic fringe site, blah-blah-blah-sucks.com. I am sure people have bad experiences with any company, including Countrywide, but the comments posted here are indicative of sour-grapes, ignorance and conspiracy theories. My advice is this: learn to use a spell checker, think about whether you would have the guts to say what you think to a court of law, and develop some decorum.

I was in love with this company. I honestly was. I gave everything I had to my cowokers and fellow employees. I did EVERYTHING possible to make management proud of me. I voIunteered to do extra tasks and when work was not readily assigned, I created my own work. By all measures of the corporate yardstick, I was a great employee. However, I reported to a manager who was constantly moody and treated people unfairly (especially if there was a chance they were smarter). I attempted to request a transfer to another area and was told it was a no-brainer - they wanted me ASAP. My old boss made a call (I found this out later) and not ONLY did they NOT give me the new opportunity, I was mistreated more significantly by management from then on for \"trying to leave\". [This is a VERY frequent occurance at Countrywide!]
When I made my decision to leave, it was extremely difficult to leave the people - I saw these people struggling daily to survive being observed on the amount of time they were in the bathroom, whether or not they wore the right clothing, whether or not they had a personal phone call (GOD FORBID!), personal emails or happened to come in to work, back from a break or back from lunch more than 5 minutes late.
It\'s true - a lot of employees stay there because they are duped into beleiving it\'s the best thing around. Some stay because it really is the best job they will get. I know some work hard there for little or no appreciation. I feel the UPPER UPPER tier of management would really be sickened by the fact that they have a MANAGER in place who cannot figure out how to use an excel spreadsheet to save his life - he just knew the right people. Or another manager who moved from an AVP to a 1st VP with next to NO qualifications to be where they are in the company. Bringing in a friend to work under you is another trick they use. I personally witnessed someone come in under a manager who had NO experience at a specific job. This person hit the ground trying to take over. The manager even placed this person in charge of \"auditing\" something that she had no business auditing - no knowledge, no experience, no capabilities. Friendship and networking get you a LONG ways there.
Several months ago, I left the company for a new job. I am currently making almost 20k more a year.

I was contacted at my new job (cell phone) this week by a manager at Countrywide - they want me back - in a BAD way. It\'s been long enough that I have had a review with my new company and it was extremely positive. Countrywide offered to pay me a little more than I am making now. Funny how a few months away can mean a 21k raise in pay. Amazing how if they had just given me a LITTLE more when I worked there, I might have stayed. When I received the phone call I heard on the other end \"You\'ve only been gone XX days? It seems like a YEAR!!!!\"

To me it just speaks badly of the compensation \"ground rules\", the bad middle management and the EXTREMELY secretive \"good old girls network\" that has a strong hold up there. It\'s rooted in the belief that if you don\'t know enough to do YOUR job, you need to hire someone below you who knows LESS. That will always make you look smarter. Unfortunately, sometimes these managers will hire someone who knows more, understands more, desires more and has a better grasp on how to manage people. Consider your career options limited if this ever gets out.

To those people still there - there are precious few managers you can trust. If you feel like you smell a rat, you probably do.

To those customers: Any industry any sales company is going to disapoint you sometimes. I personally tried VERY hard to please the customers at all times. I received countless awards for my ability to handle customer issues. However, I was not EVER recognized financially for my actions. If you worked somewhere and were monitored constantly, lied to by management and told that the amount of time you spent on the phone mattered MORE than whether or not the issue was resolved - well - would you lose your desire to go above and beyond pretty quickly? I feel that the upper upper management and a few select employees DO care very much about you and your mortgage. Office politics, however, can sometimes screw up even the best of intentions. Good luck with your mortgage. Always know that you have the right to escalate ANYTHING to a manager/Team Leader. If THEY want to move ahead, they will make the necessary adjustments to address your concerns.

2 months after Countrywide Home Loan bought my mortgage, they kept sending letters saying that I did not have homeowner insurance for my house and threatening me that they will buy insurance for my house at MY OWN EXPENSE. I had to spend time to write them letter that they are VERY NEGLECT, since I bought the homeowner insurance way before we closed the house. I had to tell them not to buy anything FROM MY ESCROW MONEY WITHOUT MY AUTHORIZATION. Besides, it took them several months to correct their statements to show the correct tax entities and insurance information for my house. Then I mailed them 2 tax statements for them to pay on my behalf from the escrow account, they paid only 1 tax bill right away and paid the other one 2 weeks after that. I don\'t know what kind of company and people in charge overthere.

Blue Cheese T-Bone with Sweet Onions



4 (1- 1 14/ lb.) T-bone steaks, 1-1 1/4 inches thick

1/2 t. kosher or other coarse salt



Sweet Onion Topping:

2 large sweet onions, such as Vidalia, Maui, Texas 1015 or Walla Walla

1/4 C. unsalted butter

2 T. vegetable oil

3 T. dry red wine

1/2 t. kosher or other coarse salt

3 oz. blue cheese, crumbled, at room temperature



Sprinkle steaks lightly with salt, cover, and let stand at room temperature about 30 minutes.



Slice onions in half from end to end. Slice each half into 3/4-inch to 1-inch wedges, cutting through the root ends so that the wedges hold together. Melt butter with oil in heavy skillet over medium-low heat. Add onions to skillet and gently turn them over in the butter to coat all sides. Cover skillet and cook 12-15 minutes until crisp-tender, with some brown edges. Uncover and add wine and salt. Raise heat to medium-high and continue cooking until onions color lightly and excess liquid evaporates, frequently scraping up any browned bits from bottom of pan. Keep onions warm.



Prepare grill for a two-level fire capable of cooking first on high heat (1-2 seconds with the hand test) and then on medium heat (4-5 seconds with the hand test). Keeping the more tender sections of the steaks angled away from the hottest part of the fire, grill steaks uncovered over high heat 2 1/2-3 minutes per side. Move steaks to medium heat, turning them again, and continue grilling 2 1/2-3 minutes per side for medium-rare doneness. Steaks should be turned a minimum of three times, more often if juice begins to form on surface. If grilling uncovered, sear both sides of meat first on high heat, uncovered, 2 1/2-3 minutes; finish cooking with cover on over medium heat, 5-6 minutes, turning steaks once midway.



Transfer steaks to plates, scatter blue cheese over each, top with warm onions, and serve hot.

T-Bone and Sage Mushroom Sauce



1 2 lb. T-Bone steak, about 2 inches thick

2 T. olive oil

1 t. dried rosemary

1 T. cracked fresh black pepper

1 t. sea salt



Rub the steak with the olive oil. Rub in the spices and set aside for 30 minutes.



Preheat grill to high.



Sauce:

1/2 oz. dried mushrooms, any variety

1 1/2 C. boiling water

Soak the mushrooms for 20 - 30 minutes.

2 T. olive oil

2 T. fresh chopped sage

2 shallots chopped

4 oz. fresh shitake mushrooms

4 oz. button mushrooms

1/2 t. salt

1/2 C. heavy cream

1 T. sherry

2 T. fresh chopped parsley



Drain the mushrooms, reserving the liquid. Set the liquid aside. Squeeze mushrooms gently to remove excess water.



Heat the oil in a skillet over medium high heat. Add the shallots and cook for 30 seconds. Add the sage and and all of the mushrooms. Cook about 2 minutes and then add the reserved liquid. Cover and cook for 4 minutes.



Add the cream, salt and pepper. Simmer the sauce until it begins to thicken. Stir in the parsley and serve.



When you begin to make the sauce, throw the steaks on the grill and cook for about 8 minutes on each side for medium rare.



Serve the sauce on the side.



Serves 2 - 3.

It\'s cheaper to go out on the market and hire any stooge they can find on the street that can work a mouse. If you take their job be prepared to be monitored for everything you do. Phones, computer, break times etc. If you get unlucky and have a phone job you will not have anytime for loan processing as you are expected to talk on the phone 84%+ of the time. Anyting less and you get walked out the door. That\'s how they get people to work thru their breaks and lunch without pay so they can keep their job.

BATON ROUGE, La. (AP) — The state attorney general\'s office is investigating a California-based mortgage company following complaints that the firm has taken too long to release insurance money meant for Louisiana residents whose homes were damaged by hurricanes.

The company, Countrywide Home Loans Inc., issued a statement acknowledging the delays but blaming them on the high volume of insurance claim checks required after Hurricanes Katrina and Rita. The number of checks overwhelmed the company\'s system, the statement said.

\"This created unfortunate and unusual delays to some of our customers for a period of several weeks,\" the company said.

Over a dozen formal complaints have been filed with Attorney General Charles Foti\'s office, alleging that Countrywide has received insurance money meant for homeowners needing to repair their homes, but held on to the cash for an unreasonable amount of time, Foti spokeswoman Kris Wartelle said.

Many such insurance checks require a signature both from the homeowner and the mortgage company before the homeowner can receive the cash. One Louisiana homeowner told investigators that Worldwide held his $111,000 in insurance payments for more than a month, forcing him to produce $50,000 to pay contractors repairing his storm-damaged home, Wartelle said.

The Countrywide statement said the company has caught up with the flow of checks, which \"are now being processed in a timely manner.\"


Countrywide is a subsidiary of Calabasas, Calif.-based Countrywide Financial Corp.

We have had our escrow raised for no reason. They raised it AND doubled our tax payments on our statement. They also raised our insurance premium. Somehow, our payment is $20/month over both our original paperwork and their totals, for example: our taxes and insurance equal $1840, divide that by 12 months and it should be $153/mth - however our escrow payment is $168/mth. Our loan has been owned by two other mortgage companies, and there has never been such a discrepency.

Secondly, they round-up on each of these payments - for example: our insurance premium is $895.89/yr, they are charging $896.00. Our taxes are $943.45/yr, they are charging 944.04/yr. This is a total of $8.40/yr. Now, most people wouldn\'t worry about $8/yr - right? But, let\'s say they have one-million loans and round-up on all the escrow payments - that\'s $8 million/yr in overcharges!!!!

Add that to the $15 dollars they are charging each month from the first paragraph - $188 million every year in overchages!!!!!

I know we are not the only loan they are overcharging from reading other comments on this site...

You have to be patient with us, just like we have to patient with you, our buyer, and your problems. I understand that situations arise, but instead of getting angry and beating up an entire company, try working with your Loan Counselor, or processor and correcting the error. Countrywide is a good solid Corporation. They wouldn\'t be as big as they are with 60% of the market, if they were out screwing people out of their money. I would bet for those of you that had problems that your issues have since been resolved, and most likely haven\'t had any problems since.

Countrywide bought my original loan from Bank One about six months ago. They recently sent me a letter stating that I was in flood Zone A or V of the FEMA map. I obtained a copy of the FEMA map and reaffirmed that I was in zone X not A or V. Thjey are charging me $803.00 for flood insurance even though the county flood plain administrator has sent them an official document which states I am not in the floodplain. I will be initiating a lawsuit against these weasels shortly. I wonder how many people have rolled over and been cheated out of their hard earnrd money by these lying, cheating weasels.

I have a loan with Countrywide. Even with my excellent credit, the process was very aggravating. When I went to closing, the interest rate that I was given over the phone was not the same on my paperwork. Then, I found out that my closing cost was supposed to be much cheaper than it was and i was promised a refund of my appraisal fee which I never received. Also, they prmosed me a check for a certain amount if I were to close with them because I was threatening to go somewhere else. I closed with them because I had gone through so much and i didn\'t want to go through the loan process again. I just wanted it to be over with. I never received that check after i closed. They lied to me over and over and over again.

I made an offer on a home (seller\'s loan was with Countrywide) My agent faxed the contract to the company and received an approval from one of the managers. One week before the closing was scheduled (movers were scheduled on both ends also), the closing manager at Countrywide decided that because it was an FHA loan they would just rather foreclose on the property than sell it. They didn\'t want to hassle with the little bit of extra paperwork it required for government assisted loans!! Instead they chose to lose a ton of money by foreclosing on the property and letting it sit on the market for who knows how long. Both the seller and I were shocked and scrambling to find living arrangements! That was my 5th home and I\'ve never heard so many complaints and seen so much disorganization in one company!

Countrywide Managers suck. They are rude to their employees. Customers please forgive the employees if you could only see how they are treated. They are talked down to if even talked to at all. Countrywide managers are not even in the class of managers they are bullys. Read the articles on bully managers. I am a ex-employee of countrywide and I am telling all out there do not take a job or get a loan at the Sub-prime division of Countrywide. If you are 19 and stupid they will hire you. They do not do a drug test to hire you like most fortune 500 companies. That should tell you something. You will last 1 year and either you will quit or be fired. The system they use called Clues is clueless. This is their own sorry system that is still DOS based. They say that they underwrite using fannie mae and freddie mac guide lines, but what they don\'t tell you is that there own guidelines are added in. You wonder why they ask for so much documentation on a refinance even on a loan that they own already. Don\'t wonder they don\'t know either. I am a seasoned loan officer that made the mistake of going to that company. They do not like seasoned loan officers because we ask questions and question their ethics and compliance. Once you do that you are black listed and mysteriously your loans began not to close. They will cancel your loans and then give them to other AE\'s so that they can make the commission.You will be written up for anything they can think of. Once that happens you can forget it you will be fired in less than 30 days. That is the system. They don\'t care about customer service and the routinely backdate documents. They treat loan officers like second class citizens. They don\'t want professionals they want order takers. They are not Loan Officers they are order takers that cannot even send out their own goodfaith estimates. They will change your interest rate and fees without redisclosing to the customer.Many times the Loan officer is not aware of the changes until they get a call from a upset borrower. They will send loans to title companies that I think is giving them some sort of kick back because the title fees are so riduculous. And if you question it and try to get the customer to choose another less expensive title company you are repremanded and told that a loan officer cannot talk to title companies. That is the most crazy thing I have ever heard.

They hire managers who have no true mortgage background to manage. Because they want to teach them the \"Countrywide way\" of doing things.(Mostly Unethical) Those managers hire and promote their unethical friends. They can make sure that these type of people are successful by giving priority to their loans. I feel that they harass their customers by calling them everyday sometimes loan officers are leaving 5-10 messages a day to the same customer. They don\'t want to but they are constantly being scrutinized by management if they don\'t. Loan officers will have their leads taken away if they don\'t make the harassing calls. I have had customers to beg Countrywide to stop calling them everyday. If you are ethical and honest and follow the laws you will not last at Countrywide\'s Full Spectrum Division.

EVERYDAY, THIS BORROWER CALLED ME; HYSTERICAL AND CRYING. NO ONE IN CUSTOMER SERVICE OR WORKOUT DEPARTMENT RETURNED HER CALLS. I ADVISED HER TO TAKE OFF FROM WORK, AND CALL ALL DAY LONG UNTIL SHE FINDS SOMEONE TO HELP HER. NOTHING. I GOT INVOLVED. I SENT E-MAIL AND MADE PHONE CALLS. IT TOOK THREE DAYS FOR SOMEONE TO RESPOND TO ME. I GOT THE BORROWER OUT OF FORECLOSURE. SHE CALLED ME \"AN ANGEL SENT FROM HEAVEN\".

I AM STILL CURRENTLY EMPLOYED WITH COUNTRYWIDE, AND QUESTIONING MYSELF WHY, AND HOW MUCH LONGER I CAN STAND THE EMOTIONAL TORTURE THEY SUBJECT THEIR EMPLOYEES TO.

Every large corporation is going to have associates who are sub-par. It\'s a nature of the beast. Ever try to deal with SBC? 90% of their employees are completely lost. How about Comcast or Time Warner? Same thing. God forbid you have to talk to a utility company. I think they train their CSR\'s to screw around with you. Does countrywide have problems? Of course they do. Can they train their people better? Of course they can. Remember this, you are dealing with sales people. They are paid based on sales performance. They get paid based on the size of the loan and how many they do. If you think they don\'t want to get your loan done you are way off base. They want to close 1000 loans a month if they can. The more you close the more you make. It\'s that simple. If they are having a problem closing your loan there is a reason. Countrywide has a loan program called fast and easy. Simply put, they only need to verify your job and the value of your home. That\'s it. Believe me, they (and every broker who uses countrywide) want to fit every consumer into this loan. It is just what it is called. Fast and Easy. I know this because I was a broker and used this program for every borrower I could. Simply because it allowed me to close more loans.
