Message: This company is full of crooked and incompetent people. They adjust the amount owed and I had to contact them several times to get them resolved. Every person I spoke with including the supervisors told me different stories. They charge insurance even though I sent them to the fax number they listed three times. They make your life miserable. Too much run around. Please NEVER and EVER finance through COUNTRYWIDE. They are deceiving and it is a shame that they are still in business. You better be careful if you financed with them. They may also add unknown debits (charges) in to your account and make you run around like crazy. Their customer service is SUB PAR; they are full of incompetent and disgraceful and liars. They do not know what they are talking about. STAY AWAY FROM COUNTRYWIDE!

Message: I worked for Countrywide for about a year and left in August, 2005. In 2005 Countrywide decided to stop paying employees current and start paying them one week in arrears. They gave employees what they called a "Cutover Loan" which would cover the one week's salary the employee would be missing in their paycheck because of Countrywide's policy change. Subsequently, the employee would pay Countrywide back the "Cutover Loan" through paycheck deductions. When I quit Countrywide in August, 2005 I was sent a final paycheck that was suppose to cover the money I was owed for vacation I handn't taken and days I hadn't been paid for yet minus whatever amount I still owed on the "Cutover Loan." Now, a year and a half later I just received a collection letter from Countrywide saying that I owe them $332.18 from the "Cutover Loan" from 2005. I doubt that I still have any paystubs that I could use to verify the accuracy of what they are saying. Is this legal for them to send me a final payoff check and then send me a letter a year and a half later saying tha5t they are attempting to collect a debt I owe them?

Message: As a loan officer for a broker, I hear more complaints about Countrywide Home Loans than any other national lender. Further, Im in agreement with what borrowers have told me about CW lack of customer service and how they charge you at every opportunity they can. If there is a mistake on their end... you have to jump over hoops to prove it to them... and they offer no apology for their screw ups. The ONLY reason Im with them today is because of some liens my x put on the property. I cant D/R right now. But my job is one of influence.. Next year Im gone. For every dollar they charge in misc fees cost them hundreds of thousands and perhaps millions in lost business.

Message: My husband and I were looking for a home equity line of credit when I put our info on Lending Tree. I was contacted by C.W. shortly thereafter. We have no current mortgage and no debt, i.e. credit cards, car payments. We were offered a home loan without any "issues" to be taken care of in getting the loan. The problems started when we received their loan packet which had all the wrong numbers we were given by phone and told to inital it anyway it would be taken care of at a later date. Then our processor asked us to write and sign a letter stating that all of our direct deposit paychecks were mine not my husbands(his info on the loan). The whole thing was shady. We had problems getting them to return our calls when we needed info and yet they knew where we were to get a hold of us. Needless to say, 2 weeks after our info was submitted to underwriting, it's still There!!!! We cancelled it by message but still no return call from them. I will make sure I let every one I know abouth their unusual business practices. C.W. sux.

Re: JAC and Executive Nightmare

Have you folks consulted an attorney about Countrywide's unlawful conduct?

I had a home loan with countrywide. Last year I divorced and put the house up for sale. I bought a different property and I was paying two mortgages. Unfortunately the house took over a year to sell, I made all the payments except the last one, which was thirty days late, 1 month. I called to pay the account in full and they would not accept payment. They said the loan was in my husband's name and they could not talk to me. I explained that the court ordered the property and existing debt in my name alone. They were rude and would not accept my payment. I called the realtor and they said that the title company had the payment in the closing papers and it was not problem. We closed on July 31, 2006 and the Countrywide debt was paid in full and the house transferred to the new owners. On August 2 Countrywide filed foreclosure papers in our Court of Common Pleas with a summons that I have to respond to within 3 days. I called Countrywide and they said that the account was closed and paid in full. No foreclosure. They transferred me to their collection department who yes, you guessed it, told me that the loan was in my husbands name and they couldn't talk to me. The problem is that I am the one being foreclosed on for a debt I don't owe on a property I don't own! I have never not paid a debt in my life and now I am listed as foreclosed on. Will this ruin my credit, be listed in local paper! Will I be shot by ex who sees in the newspaper that the property I told him was sold is foreclosed on!

My sister passed away in February. CWHL has her HUD mortgage. She left me as the executor of her estste. She paid their HUD insurance, and they are the ones that found the house for her, had it appraised, and helped her purchase it for far more than it is worth 2 years ago. She had cancer, and her estate is insolvent. I have been trying since the first of March to get them to reposses the house. They refuse to do anything but send collection notices, call me asking for my sister (how wonderful to be reminded by these snakes twice a week or more that she is gone), and make threats to my own credit if I don't pay up. Mind you, I have nothing to do with her loan in any way other than settling the estate. CWHL people have tried multiple times to get personal financial info from me. I finally had to send them a cease-and-decist notice about the phone calls and threaten to sue them for harrassment. It has stopped most of the calls, but I still get nowhere with them to repo the house. Does anyone know how to get ahold of a president or someone in authority who could help?

We are closing on our house tomorrow and we will no longer have to deal with Countrywide!!! I read all of the stories and I was suprised to hear how so many people have been screwed by this company! It all started when we had a local appraiser appraise our house for the closing. He was never paid, but it was included in our loan. When checking on this, I found out they paid their own appraisal service instead. They paid themselves $350 when my appraiser sent his bill to them for $250. We closed in 2003--after more calls than you can imagine I was told it was "resolved". He was not paid, but their records say it was "resolved". When I complained again, I was told they would file a report to look into it. About 6 months ago they decided we were in a flood plain--which we are not. However, if your mortgage company decides you are in a flood zone, you have to deal with FEMA and wait until they contact Countrywide. I have sent maps and the people at FEMA say I am not in a flood zone. Our house note increased $200 a month until we get it resolved. Yes, they have their own flood insurance company, too. Now that we are closing, they have tacked on all kinds of interest, statement fees, recording fees, penalty fee (for paying it off before 5 years) to the tune of about $2000. Did you know that they charge you interest a month behind? This is the end of June and they are charging us for interest from a May payment we have already paid. We are trying to get all of the information to pay it off and the lady at customer service is trying to up our home equity loan!? All I can say is at least they are consistent.....they screwed us till the end! I am just holding my breath until I sign my name on that line tomorrow!!

I had a horrible experience with Countrywide. I was never able to reach my loan officer. When I left messages for him he didn’t call me back but his processor did. Also, several calls went unanswered until I called back again. I did not receive my good faith estimate on time; I received it after two weeks rather than 72 hours. That was breaking Federal Law and I am working on a complaint with the FTC and BBB. I signed my contract and handed my loan officer a check for $430 on Wednesday, 4/19/2006. However, my loan was not locked in until 5/26/2006, which made my rate go from a 5.875% to 6.3%. The loan officer called me on Monday 4/24/2006 saying the rate had increased to 6.0%. It was not until 5/26//2006 that I found out that the rate had jump up yet again to 6.3%, when it should have been locked in the first time at 5.875%. Their delay also caused my closing to delay. Countrywide did not even inform me that there was going to be a delay. I found out the week prior to what should have been my closing from the title company. I had to call multiple (4) times in order to get my address corrected on the property I was buying. The address was wrong up to 2 days before I closed when I finally got them to get it right. The settlement papers were not available 24 hours prior to closing. Basically what it came down to was me calling them everyday when it came close to closing to make sure they were doing their job since they couldn’t seem to do it. Overall I received a $500 of the closing costs but that will not come close to $100 increase in my payment each month. If I live there at least 5 years they have costed me an extra $6,000. I am young, just graduated from college, and I will definitely not be recommending Countrywide to my friends when they start thinking about buying a house.

THIS IS IN RESPONSE TO "JOE D" and his worthless post on June 11, THIS IS FOR ALL PRO-CW AND ANTI-CW READERS.

You don't seem to get it.

For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.

I know all this because I had just recently quit Countrywide to work for another mortgage company.

Countrywide didn't use move operations over to India, BUT NOW they do! That will be bad for customer service.

COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.

That is why the number of customers complaining about missing payments has been increasing in the last few years.

That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)

That is also why payoffs and other items are now coming out wrong.

Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.

Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name its built from its past. And if Countrywide continues with its path, it will not be long until it is in its decline stage.

ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.

Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.

Joe D. you are not in the position to call the people here "Jerk Offs". Especially if you're another goon in Countrywide's management. Because only someone in CW management would stick up for Countrywide the way you just did.

Not to meantion Joe, you posted your same pathetic post on all 50 state pages here, claiming to be from different local cities.

And to the Pro-CW idiot who keeps taking up the excessive space in the forum with blank lines. GET A LIFE LOOSER.

You will not keep others from reading the previous posts.

Sweat Shop Employee!! I was with Countrywide Home Loans in Independence Ohio since June 2004. The center itself had a new ROC Manager start in March of 2004. Since then it has not been the same. We have worked MANDATORY Overtime Hours and have been told "I am sorry that you have a husband and 2 children, but Countrywide is your life!" That is when we were working 10 - 11 hour days. They did not care if you were sick or if you had family matters that needed to be taken care of. My husband and I made arrangements so that he would work part time so I could accommodate the hours that were required by my office to work. I was once told by my ROC Manager that "If you F--- with me, I will F--- with you!". Which she did to numerous employess in the 1 1/2 that I was there. She is a 65 year old B-T-H! For some reason, everytime you went to Human Resources to complain, she found out then retaliated against that employee. It happened to me. I was then our of work for 5 days due to an illness and the day that I came back they refused to accept my doctors excuse and stated that it was against company policy. That very same day at 4:00 pm in the afternoon they fired me for customer complaints. I wouldn't doubt there were costumer complaints because we needed so much help to process the loans in a timely manner. Althoug the real reason was because I missed a week of work. I worked for nothing but a dweat shop. I did go to HR once and since then I have been harrassed by the ROC Manager so bad that every morning for MONTHS I went into work thinging "Gee what the hell is going to happen next". Because they changed out bonus pay so much we were cancelling loans without even speaking to the customer because we had to hear that "We were taking money away from our ROC Manager". Boo freaking hoo - like we did not have fanily to support either. Maybe if she could take care of her GAY ALCOHOLIC son it would be a different story. All she can talk about is "How her ex's lived in Texas!". Whatever!!!! Gerry - you will one day get what you deserve for treating your employess the way that you do and I will make sure that it happens!!! DON'T WORK FOR COUNTRYWIDE!!! They treat their employess like they do their cusotmers!!!!

Now that the rates have gone up who knows how much they actually have cost me over the life of the loan. I started my own website before I found this one. www.badcountrywide.com

Current Customers should call customer Service and tell them you want NO CONTACT 1-800-669-6607

That means:
*No emails
*No Phone Solicitations
*No Junk Mail

Get customer service reps name and employee ID# and make a note of it.

Countrywide gets around the do not call list because of a loop hole that allows them to call their current customers. Why do you think they buy so many mortgages? So they can call you and sell stuff to you is one reason.

Arizona Story-----to contradict last post.......I have a 730 mid score and my wife has a 750 mid. CHL had our loan package for 9 months....correct...9 months......and finally passed on the loan 6 days before scheduled closing on a new pre-construction property in AZ. Why? Because the dolts had documented our income 9 months ago.....then we decided on a stated income loan six months later.only to be told 6 days prior to closing that.....oops, we forgot to tell you that if we document your income....we cant go stated........sorry.

Seriously, CHL sucks. I am a high-end lender and private banker. I cant believe these morons stay in business.

If you've ever worked for any company in the mortgage industry that's how it is. It's what are you doing for me right now, forget 5 minutes ago and it's never enough. Close $1 million in a month and they want you to do $2 million. Close $3 million and they want $6 million, all the while cutting compensation and benefits. It's good old republican economics. The rich get richer while the people actually doing the work get the shaft!

Left: October 27, 2005 By: In:

Try working for this company. They are will known as the Sweat Shop of America. There managers are bullys. They are will known for beating down their employees. Good is not good enough. It's no wonder customers can't get good service. There employees are treated so rudely by their managers. Countrywide needs to step up and become a real company and make their managers accountable for employees complaints and issues.

I don't know about all the name calling, etc. but one thing is certain. Something bad has happened to Countrywide in Atlanta and there won't be an end until it's destroyed. Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. There is no profit being made and everyone is unhappy -- customers and employees. Seems like a recipe for disaster. Sit back and watch it fall. Maybe a year, maybe not that long. They'll be gone, someone new will be along or they can close down Atlanta altogether. I don't think Atlanta would be missed by the rest of Countrywide.

Just because you have a 751 score doesn't mean you have perfect credit. If you select a home that you cannot afford with a conventional loan, you will be declined based on your debt to income ratio. However, many mortgage companies will put you into an interest-only ARM(adjustable rate mortgage) to qualify you for the home you have selected. In an environment such as the one we are in today (rising interest rates, leveling property values) interest only mortgages are an invitation to foreclosure. Remember, you can't always get what you want. A good rule of thumb is if you cannot afford to save 20% for a down payment and you payment on a 30 year fixed rate mortgage exceeds 35% of you TAKE HOME PAY (lenders qualify on pre-tax but after retirement deductions and insurance take home is a better measurement of what you can afford) you've selected too much house. I know it sucks because everyone wants to live in the big house or condo. Remember this, our parents and their parents bought "starter homes". Those small houses appreciate just like the big ones do, and when you're ready to buy a bigger house, you have equity in your existing home to cover some if not all of your down payment! Funny how that works.

Michael-
How do you know your loan won't be sold to CW in the future?

Left: September 11, 2005 By: Michael In: OH

It looks like I am just another SUCKER in the long line of disappointed home loan seekers who ended up in the COUNTRYWIDE HOME LOAN HORROR MILL. I have EXCELLENT credit rating (751!) and was pre-approved for a loan with great terms before I left their office the same day I applied. I was happy. I found a home I wanted to buy, and quyickly had an offer accepted. For the next 3 weeks or so I was on cloud 9, making all preparations to move into my dreamhouse.

TWO BUSINESS DAYS BEFORE CLOSING, Countrywide pulled back (without ANY specifics or reasons), saying my loan is "in limbo", they couldn't make a decision about it right away. They strung me along for another WEEK (bayond the projected closing date), until I demanded a written statement of either YES or NO for their loan. They faxed me an UNSIGNED form letter I could pick up at a University Cork Board, saying that "not all loans get approved". The unprofessional "representatives" at Country Wide robbed me of 5 weeks of my life, not to mention needless expenses.

The silver lining: I found a MUCH BETTER deal for a house AND loan within 48 hours. The loan terms are less sweet, but the whole package is definitely a big step up from that Countrywide ordeal. NEVER AGAIN! I have dealt with a lot of different "office stuff" in my life, but the Countrywide Gang is by far the WORST NIGHTMARE imaginable. Their middle name is "I don't know what to tell you." My advice: Don't give them the time of day!

The above happened in February/March of this year. It is now mid-September. My situation has become more twisted than at first stated. Countrywide will be one of the defendants in a lawsuit, as will my realtor. They all stubbornly insit they have done nothing wrong, but my lawyer is confident that I have a strong case. I've invested too much to pull out now. After thousands in legal fees, earnest money that was taken hostage, and thousands in added costs for a higher rate mortgage.

This time around, the bad guys will pay for their (attempted) highway robbery. The little guy doesn't fight back often enough, that's why so many of us get screwed. The hard workers and honest people should take this anymore! I wish more people would gather the courage to actually do something about this rampant corportate fraud.

Try this one. It's one of my favorites.

Grilled Marinated Steak with Mushrooms and Blue Cheese

3 tsp organic extra virgin olive oil, divided
2 tsp Balsamic Vinegar
2 cloves garlic, minced
salt, to taste
black pepper, to taste
2 New York strip steaks, 8 oz each
8 oz mushrooms, sliced
2 oz blue cheese crumbles

In a small bowl, whisk together two teaspoons of the olive oil, balsamic vinegar, garlic, and salt and pepper, to taste. Place the steaks in a container just large enough to hold them. Pour the olive oil mixture over the steaks and rub in well over both sides. Allow the steak to marinate in the refrigerator for a minimum 30 minutes or up to two hours. Grill steaks for five minutes per side, until desired doneness is reached. While steaks are grilling, sauté mushrooms with a pinch of salt over medium-high heat, stirring constantly for five minutes, or until mushrooms have given up most of their liquid. Add the blue cheese and stir to blend. If desired, season the mushrooms with fresh ground black pepper. When the steaks are ready, smother with mushrooms and blue cheese.

Blue Cheese T-Bone with Sweet Onions

4 (1- 1 14/ lb.) T-bone steaks, 1-1 1/4 inches thick
1/2 t. kosher or other coarse salt

Sweet Onion Topping:
2 large sweet onions, such as Vidalia, Maui, Texas 1015 or Walla Walla
1/4 C. unsalted butter
2 T. vegetable oil
3 T. dry red wine
1/2 t. kosher or other coarse salt
3 oz. blue cheese, crumbled, at room temperature

Sprinkle steaks lightly with salt, cover, and let stand at room temperature about 30 minutes.

Slice onions in half from end to end. Slice each half into 3/4-inch to 1-inch wedges, cutting through the root ends so that the wedges hold together. Melt butter with oil in heavy skillet over medium-low heat. Add onions to skillet and gently turn them over in the butter to coat all sides. Cover skillet and cook 12-15 minutes until crisp-tender, with some brown edges. Uncover and add wine and salt. Raise heat to medium-high and continue cooking until onions color lightly and excess liquid evaporates, frequently scraping up any browned bits from bottom of pan. Keep onions warm.

Prepare grill for a two-level fire capable of cooking first on high heat (1-2 seconds with the hand test) and then on medium heat (4-5 seconds with the hand test). Keeping the more tender sections of the steaks angled away from the hottest part of the fire, grill steaks uncovered over high heat 2 1/2-3 minutes per side. Move steaks to medium heat, turning them again, and continue grilling 2 1/2-3 minutes per side for medium-rare doneness. Steaks should be turned a minimum of three times, more often if juice begins to form on surface. If grilling uncovered, sear both sides of meat first on high heat, uncovered, 2 1/2-3 minutes; finish cooking with cover on over medium heat, 5-6 minutes, turning steaks once midway.

Transfer steaks to plates, scatter blue cheese over each, top with warm onions, and serve hot.

T-Bone and Sage Mushroom Sauce

1 2 lb. T-Bone steak, about 2 inches thick
2 T. olive oil
1 t. dried rosemary
1 T. cracked fresh black pepper
1 t. sea salt

Rub the steak with the olive oil. Rub in the spices and set aside for 30 minutes.

Preheat grill to high.

Sauce:
1/2 oz. dried mushrooms, any variety
1 1/2 C. boiling water
Soak the mushrooms for 20 - 30 minutes.
2 T. olive oil
2 T. fresh chopped sage
2 shallots chopped
4 oz. fresh shitake mushrooms
4 oz. button mushrooms
1/2 t. salt
1/2 C. heavy cream
1 T. sherry
2 T. fresh chopped parsley

Drain the mushrooms, reserving the liquid. Set the liquid aside. Squeeze mushrooms gently to remove excess water.

Heat the oil in a skillet over medium high heat. Add the shallots and cook for 30 seconds. Add the sage and and all of the mushrooms. Cook about 2 minutes and then add the reserved liquid. Cover and cook for 4 minutes.

Add the cream, salt and pepper. Simmer the sauce until it begins to thicken. Stir in the parsley and serve.

When you begin to make the sauce, throw the steaks on the grill and cook for about 8 minutes on each side for medium rare.

Serve the sauce on the side.

Serves 2 - 3.

I will respond to you one last time. I am a former Countrywide employee. I know the inner workings of the company and how to get around many of the road blocks that large companies such as Countrywide tend to put up. I also am quite familiar with state and federal lending regulations. I'm simply offering my assistance. I'm not even working in the mortgage insustry any more, although I did put in almost 8 years in that particular industry. When I come across websites like this one I feel obligated as a former mortgage professional to offer my knowledge up for the public good. Some people do things to help people without an alterior motive. By the way, you said it was your job to what you do. What DO you do and who are you? What is your motivation in attacking me or anyone else who would offer advice or assistance to thoes in need?

Left: August 08, 2005 By: In:

Michael, I’m not bitter. I’m only trying to do my job too. Please continue to help “David from New Lenox”. I think “David Ortiz” from the Massachusetts forum needs help as well.
OK, you win. I won’t point out any more typographical misnomers. If you’re not employed with CW, then why do you continue on your quest? No one does what your are doing for no reason at all. There is no such thing as altruism, it is a myth, a chimera, when applied to human affairs. All human behavior stems from inherently selfish motives.

Left: August 08, 2005 By: Michael In: Chicago

Why in God's name are you so bitter and vindictive? Well, due to attitudes of individuals such as yourself, I will no longer be posting on this site. Unfortunately that means people like David from New Lenox (read the Illinois post) will only have people like yourself posting and nobody actually offering any assistance. It is a sad day when someone who claims to be an educator won't even identify themselves. You can attack my spelling, however my advice is sound. I generally receive 6 to 10 emails a day from individuals seeking honest advice. Too bad they won't have that avenue anymore, but will have to read your snide remarks and pompous attitude.

Left: August 08, 2005 By: In:

Michael you misspelled individuals and speech. I am just a former English teacher trying to help CW associates with their grammar lessons.
Many people do not know when to use certain spellings. I'm only trying to help, so please don't take offense. I’ll give you an 80% on your paper this time, but with my grading curve that would put you at a “C”. Don’t give up now keep on trying! ☺

I'd also watch out when you're making statements about indiviuals. Especially a guy like Angelo Mazillo. You may have your opinion, but publicly (I'm pretty sure I spelled that right) slandering someone can get you in trouble. You are entitled to your opinion, as we all are as Americans, but please don't ruin this venue of free speach for those with legit problems. Yes I shortened a word. Please don't spank me. This site is a perfect example of why our country is a great place to live. Everyone gets to give their two cents, and some of us kick in a little more. Everyone have a great weekend!

Left: August 05, 2005 By: Michael In: Chicago

I'm not trying to be a Countrywide hero, I'm offering my knowledge as a former CHL employee to maybe help someone out of a jam or to make the right decision. No not everyone is an "expert" in the mortgage busiess, but mortgage professionals should treat every customer with the same respect regardless of their financial position. The loan officers are the ones who are supposed to be professionals. That's what they are there for, and if they aren't filling the customer in on every aspect of the transaction they should be reported. It's no supprise to me people are in trouble and it should be pointed out that there are much worse companies to do business with than CHL. The bottom line is, there are certain things you can specify and some you cannot. You cannot determine who will or will not buy your loan. It's a crap shoot ( I believe that is 2 words). More often than not your loan will be sold. Unless you have spotless credit and 20% to put down when you buy your home, you're probably not going to be able to go the local bank that holds the note to maturity. I'll get back to my point. Attacking me or anyone else offering their advice or help, even if we do get a little rude sometimes, isn't helping anyone. Have a little compassion for those here who really are in trouble through no fault of their own. I get 3 or 4 emails a day asking for advice. Can I help everyone? No, but I can try. Can you fault me for that.

Left: August 05, 2005 By: In:

It's good advice and it's factual! Remember the world is a bigger place than just CW. Your company just would not allow it to be part of a written deal. I think that's because Angelo is a greedy little pig! You're right, my step dad wouldn't pay attention to me.
Anyway back to grammar school we go.
“Keystrokes” is one word! Did you miss the space bar in your hurry to be a "Countrywide" hero? No pun intended.

Left: August 05, 2005 By: R In: OHIO

WOW! I'm going to say something to all CW associates that view this site how things should work. I will use "Michael in Chicago" and "David Ortiz" from the Mass. forum as an example here. First I may add that I've read many of the state's forums on this site. I noticed that everyone who claims to work or has worked there seems arrogant and rude.
Secondly, to the complainers, if you are late on your payments or don’t pay your mortgage that’s your own fault. YOU MUST MAKE YOUR PAYMENTS! No exceptions! Even I would not feel sorry for you.
I used to have a loan with CHL and my complaint is that the associates are very poorly trained. They do not know how their own systems work thus leading to confusion, non-follow ups, and rudeness to follow that. Simple things like getting the wrong address recorded at the onset of my loan took 5 months to fix. They sent me a check for the entire line of my equity. It took a lot of back and fourth to get that straightened out. (4 weeks to be exact) My HELOC checks were never sent to me. Finally, after 3 weeks, when they arrived, I promptly wrote 2 of them out for use. I realized a few days later that the address on them was incorrect by only a couple of house numbers. I called CW and told them. They said “fine we’ll change it, have a great day”. Boom, 3 days later my home bank calls and tells me they have shut me down because CW stopped payment on the checks. I eventually found out that their system automatically is set up to stop payment when there is an address change. Why did the associate not inform me of this? I told them I had two checks already out there. I had no money access for 4 days. Then they charged me $35 for a wire transfer fee so I could get back to my life. It took several more attempts being batted around from the California to Texas offices. It’s like there was no account history. Very upsetting and inconvenient. I actually had to tell the one gal who was getting rude with me to just be quiet and to my story for just one second! At which point I asked her which one of us was the customer? She hung up on me. Very, Very horrible business practices. This country is FULL of ass kissing sales associates who treat you like a valued customer before the sale and then like a mother fucker ever after the sale. Believe me it’s this country that has the biggest problem with it! Here you can’t rob someone at gun-point but if you do it with a pen, it’s legal!
Let me get to my point now. The people complaining on these sites may or may not have a legitimate gripe, but they are the working people of this country. Carpenters, farmers, engineers, business owners...whatever it doesn't really matter.
Lending organizations should be trusted and show the utmost professionalism. How can you expect everyone to be a loan expert? If every one where as smart as CHL associates, then they might know enough to stay away from CW loans. Michael, are you a stupid fucker because you don't know how to do build a house to state code? Are you a moron because you don't know how to pilot a helicopter? Do you know how to design a high performance motor? If you where my customer and I were building your house and you didn't know all there was to know about the profession, should I be allowed to take advantage of you? You see we all can't be "experts" at everything. The lending industry knows and takes advantage of these facts everyday! Just look at the shitload of papers that need signed at closing. I don't think anyone has ever read all of the bullshit in there. They just keep in mind what the term and percentage rate is. You have to have a real-estate lawyer interpret that crap. Bottom line is the lending industry uses all of the little fine print to slightly bend the original parameters of the contract. If they did not then why does everyone complain about “Hidden fees”. I was told there was no such thing.
Greedy, greedy bastards are at work everywhere it seems but the most prevalent is in lending. There are only two factors that regulate everything that we do. Those factors are "fear" and "greed". We are not altruistic by nature.

Left: August 05, 2005 By: Michael In: Chicago

Wow. You sure came off as intelligent with that one. I was simply making statement. I type fast and sometimes miss a few key strokes. Can't run spell check on a blog. I guess you must be an English professor, right? Well, that's fine if you want to be ignorant, but what I wrote is the truth. I don't work for Countrywide anymore. As a matter of fact I left the lending industry because of ignorant people like you, who ever you are. How about you and I talk one on one and you tell me what's really bothering you. Were you neglected as a child? Did daddy not pay enough attention to you? I'm sorry for whatever happened to you, but that doesn't give you the right to offer very poor advice to people who don't know how the loan process works.

Left: August 05, 2005 By: In:

Hey fucktard -why don't you learn how to spell? Let's go through a little lesson right here online! OK. It should read "You cannot specify WHOM your loan gets sold to". Not "who". In addition, let's look at the word "likelihood" There is no "y" in there. Do you see a "y" in there anywhere? No, there is no "y" in there. Where did you come up with these spellings? Duh!
And yes you can specify who can buy your loan shithead! You add it to the agreement. If no agreement don't sign. Understand?
I wish CW would stop letting their stupid “data entry” associates write in public forums. It only accentuates their idiotic 7th grade education mentality.

Left: August 04, 2005 By: Michael In: Chicago

Another complete moron! You cannot specify who your loan gets sold to. Once again, I'll say it again. Loans are sold in bulk (groups of 10-100) on the secondary market (Wall Street) to investors. Your loan may not be sold to Countrywide but they get the servicing rights. This is called sub-servicing. If you do business with any smaller lender, your loan will probably be sub-serviced or sold outright. It's not as simple as writing something on your mortgage. There is a document in every closing package and RESPA package called the "Loan Servicing Disclosure". This will tell you the likelyhood of your loan being sold. If any box but the "0-25%" box is checked, your loan WILL be sold and you have NO CONTROL over who it gets sold to. It's not your money. Understand? You are BORROWING money from someone to buy/refi your home. Loans get sold, it's the nature of the business. Weather you see a servicing change or not, unless you have a home equity line of credit (HELOC) the paper gets sold. I wish people who have no idea how the mortgage industry works would stop giving bad advice to people. This is why people get into trouble. Fannie Mae and Freddie Mac have info on their websites to assist homeowners. Check it out.

I'm sure some here have tried. There has to be an actual case of fraud for the FBI to follow through on an investigation. You probably made a wise decision on passing on CHL's equity line. There are many other lenders/banks out there with better pricing. Being in Ohio, you've got National City and 5/3 Bank right in your back yard. Those are 2 of the best as far as rates/terms and annual fees.

My husband and I have been shopping around for a home equity loan. I saw an ad last night for Countrywide and decided to check it out on the internet. Thank god your site came up. We obviously won't be doing any business with them. Have any of you reported them to the following for Corporate Fraud:

Washington, DC, -- FBI Director Robert S. Mueller today announced the inception of its Corporate Fraud Hotline as part of the national Corporate Fraud Initiative. This personally manned hotline will provide the general public with the opportunity to furnish information concerning suspected Corporate Fraud matters directly to the FBI in Washington, DC, via our toll-free telephone number, 888-622-0117.

I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? What kind of behavior do you think your actions teaches them? Anyone who would voice their opinion is more than welcome to email me at michael_harman1976@yahoo.com. I would be more than happy to help anyone who needs some good advice on how to get themselves into a good financial position. I am not selling anything, I'm a former CW employee who feels an obligation to help those who have been taken advantage of.

Countrywide messed up our homeowners insurance and didn't pay it. Very difficult to get ahold of someone to get any type of answer. It's virtually impossible to follow their posts of your payments on their website. Deceptive or not, I would advise getting a mortgage through someone else.

I recently tried to refinance my home through a mortgage company. After I had received a good faith estimate and signed Countrywide then turned down my loan a few days before closing stating the my cedit score dropped. After further review it had remained the same. I was then contacted directly by CW and told that I could get a loan from them directly. After reading this website I have decided to use someone else.

When you receive a letter from any lender stating that your insurance is going to cancel you need to to get on the phone and purchase insurance from any company of your choosing. Then you have that agent pick up their phone and call your lender and then you call back your agent and confirm the transaction. The rest is between your agent and the lender. Your agent will send you a policy stating the dates of coverage. You cannot wait, lenders need their property insured, it is their money that you have borrowed. This happens with all lenders. It happened to me with charter one mortgage because I switched insurance compnies.

I received a letter from Countrywide in September or October of 2004, informing me that my homeowner's insurance with Hanover (a company that they provided) was being cancelled in November. There was really no explanation, just that it was being cancelled. I have had no claims, so I was very concerned. I called Countrywide to find out what was going on, and was told that it was a matter of CW no longer doing business with Hanover. I was told that I didn't need to find my own insurance, that CW was in the process of finding another insurer that would offer their customers "comparable insurance."
I never received any rate quote or anything. In November, I received a policy from Balboa insurance (which I have since found out is OWNED by Countrywide!!). I had a lot going on in my personal life, so I was careless and didn't read the policy. And I was foolish enough not to read the back of my statements to see how much I was being charge for that insurance.
When I sat down to write my June 2005 mortgage payment, I was stunned to see that my monthly payment had gone up over $200!!! The enclosed statement says that my escrow account is short $1833.05. This is because Balboa/Countrywide charged me $2131 for homeowner's insurance!! I was paying $406 with Hanover - is this "comparable"? I've called around for other quotes, and the highest anyone has given me is $800, for better coverage.
I called Countrywide about this, and was put on hold, transferred, told to call the Countrywide Insurance Department, told to call Balboa, etc. Interestingly, one of the numbers I was given that was supposed to be Balboa was answered by a recording that said thank you for calling Countrywide! But the rep who finally answered the phone, Karen Reed answered as Balboa. When I commented on the fact that the original message says Countrywide, she said it was a mistake and she would look into it. RIGHT!
Anyway, that rep said that the $2100 rate was the BEST rate that Balboa could give. She also said that I should have received a letter with the premium information and that I had a chance to say yes or no to the insurance. I didn't - they just sent me the policy and made the payment. I went through the papers I filed again, and there was no letter, just the policy. And if they were waiting for me to say yes or no, and didn't respond, how could they just go ahead and ASSUME that I was accepting this outrageour policy.
I'm currently finding other insurance, I'm looking into refinancing with another company, and I'm going to be looking into getting an attorney. But in the meantime, I've got to come up with the money to cover the shortage or I'll be stuck with a mortgage payment that I can't afford.
I know that part of this is my fault for not checking to see how much I was being charged in November. But there has to be something illegal about transferring my insurance to a company that they own, and then charging such a high rate. I know I can't be the only person that this has happened to. I'm guessing that this has happened to everyone who had Hanover.

If anyone is putting together a class action suit, count me in.

Thank you so much for this website. Our realtor recommended Countrywide so strongly that we went to them for our mortgage. If you think Countrywide is bad, try going to a realtor who works hand-in-hand with Countrywide. Countrywide gave us an interest rate upon which we based our offer. As soon as the offer was accepted, Countrywide upped the interest rate so much that we knew we could no longer afford the house, but we had signed an offer to purchase that allowed that rate of interest (on the advice of Countrywide, who said it didn't really mean we would ever have to pay that higher rate, it was just something to put on the offer). So, we went to a bank, and they offered us a much lower rate. The bank called the realtor to start the loan process. The realtor turned around and called Countrywide, who then called us, to offer us a much, much better rate. Okay. But then, Countrywide wouldn't move. Not even an application to start the loan process. Each time I called they tap-danced about computers and "in the system," etc. We had no application, no written estimate, nothing. Twelve days before closing I called our local bank in a panic. They were able to do the loan at that interest rate and cut Countrywide out completely. They said if we had waited a couple more days it would have been too late. We believe that Countrywide was holding out until we had no other options before they would give us a loan, and the terms of it would have been at their pleasure.
THEN, we found out our realtor had not disclosed an encroachment. This alone could have been a deal-breaker, but we wanted the property so we worked out a deal with the man who owned the property on whom we were encroaching. We also got an attorney, and asked him to take over the closing, which we had been planning to do at the realtor's office. WELLLLLL---Here it gets fun. Countrywide and our realtor had worked into the purchase all sorts of "creative financing," so that we, the buyers, would be credited with approximately $3,500 at the closing, which would have been at the realtor's office, where we wouldn't have known what the hell he was doing with the money. But our lawyer and our bank did exactly that; they credited us with the $3,500. In fact, they ran out of places to credit us, so the seller ended up writing us a personal check for the balance. Our realtor was shocked when he found this out at closing. We had to stay an hour while everyone in his office and the lawyer's office looked for money, calculators clicking, pages flying. The realtor went outside and talked on his cell phone. We overhead him shout, "Well then we're screwed!" I kid you not! At another point in this comedy our lawyer asked him, "Well, where's the earnest money? I don't have it. Do you have it?" And the realtor said, distractedly, "Well yes, I have it, but…." and went back to playing with his calculator.
The way it finally turned out for us was beautiful. The seller actually ended up paying for part of our down payment, but it didn't cost him anything because Countrywide had him raise the asking price in order to credit us, in order to be able to get their thousands at closing. We paid NO FEES whatsoever, and walked away with a small check to the good. The seller paid a very low commission to the realtor (because the realtor quoted him a small commission, apparently because he, the realtor, was going to get a cut of the "creative financing" done by Countrywide at closing.) Watching this comedy of errors was truly enjoyable; however, it followed a month of anxiety and fear. I don't recommend Countrywide to anyone. And if your realtor recommends them, please be warned.

I have been trying to get Countrywide to fix my taxes since August 2004.they are figuring them 2ce on my statement causing my escrow to be short, then taking my house payment and applying it to my escrow then claiming Im late and charging me late fee and even sent a letter threatening to forclose last month.I have called them a million times and cant get the same person and I have to explain everything over and over to rude people(one girl told me that they dont want to talk to me) Jan 29th 2005 I was told this was fixed but its not.last month I was told 2ce it was fixed and its still not.I got a letter today showing the same problem with property taxes as I have seen and dealt with for months.I have sent them letters and highlighted things in differnt colors with explanations in that color out to the side, called them, and emailed them.honestly I have never in my life dealt with such rude incompitant people.one girl even said looks like someone misappropiated your funds we need to fix it.last month I was told Im not 3 months behind,Im paid a month ahead.now I get a new 1098 showing they messed up but saying 6/05 muy payment will go up to $1700.10 (over $400.00) but they sent me a june staement saying my payment is $1208.00 they are ruinging my credit because of showing I was late so many times and I had sent them several letters and emails asking them what to do because of this mix up and I didnt want to be late.I also have been late on other bills because I dont know what they will want from month to month.one month they wanted over $1800.00.Countrywide is the biggest nightmare I have dealt with in my life.I have a fixed rate that is more then agreed on for some reason.I have had home loans before and taxes may change payment a few dollars once a year but these people change every month or 2.what can I do? I am telling all my realators not to send anyone to them for a loan, but I want my mess fixed and fixed fast.

Countrywide should be snuffed out-
It is now with a high degree of certainty I can say that countrywide can't do anything correctly. I mean ANYTHING.
After a helluva ride for several months about them having my address on some of my docs incorrect, (plus many hours on phones, fees etc.) their final answer to me was. "Leave the incorrect address on your HELOC checks...we have tried for months to get it straightened out and we don't think there is anything we can do about it.
I have written in to this complaint site several times. Read my ordeal with them. (and it's only part of the hassle they have put me through.)
What is it going to take to end this horrid institution??
All of this goes to show me again...It's illegal in the USA to rob someone using a gun...but it's legal to rob someone with a pen! (As long as our fungus like government get their part of it.)
I say fuck the goernment and all of their double taxes as well!! They could have and should have shut these crooks down a long time ago.

I recently refinanced by loan with Countrywide. I had the original loan for 7 years with no problems but that was about to change. In my contract for my refinance my house insurance and taxes were included in my mortgage. Well it didn't turn out that way. After many calls to get the house insurance and taxes included they still could not get it right so we left it. Now I am stuck coming up with $4,000 a year in taxes and another $1,000 for house insurance. Also we got the same bull story about not having house insurance when we did. Now Countrywide calls me every single month since I refinaced telling me that my payment is late. My payment is not late until the 16th and they start calling me right after the first of the month. I have told them again and again not to call that I am not late and they insist I am deliquent. Further if I want to pay after the 16th I can, if I want to pay a late fee. Countrywide also put on my credit report that I was more then 30 days late with my payment one month which I was not. And I have not been able to change my credit report. Stay far away from this company!!! Hopefully we can get a lawsuit going and shut these people down.

I am entering into month number four with these pricks. Still after a documented 14 phone calls address has not been correct since day one. They got it right in month number 2...then suddenly, back to a new incorrect address. (My address has never changed.) Also HELOC interest rate 4% higher than agreed upon in contract.
Now a new battle will begin with the interest rate.
As soon as I get it resolved I am going to move my loan elsewhere.
I wonder what kind of hidden fees I will have to pay during that process?
I would say to anyone going in for a home loan....STAY CLEAR OF THESE CON-ARTISTS! I hope at some point the Federal Government shut these @#$^ers down! They are the most arrogant, rude, unprofessional and unknowledgeable organization in existence today.
At Countrywide Home Loans you are the customer....until you sign your name. Then you become a statistic of their scam!

Wow! I have tried to work with the people at Countrywide Home Loans for the past 3 1/2 months on getting some checks for my home equity loan. I was just going to email them a letter when I ran across this web site.
The first thing they did was to send me a check for the entire amount of equity that was available to me with out my authorization. I declined the check. It took 1 month and about 6 phone calls to rectify the situation. Then I asked them were my half dozen equity checks that I initially ordered were. They said they did not know anything about them but that I could get them on order. I waited another 20 days. After 3 or 4 more phone calls I found that they did not even have my correct address. (Which is why I did not receive my house payment in the mail.)( But the first one had my correct address on it.) They apologized and told me my checks were on the way in another 20 days. The checks finally arrived. I wrote out 2 checks. Several days later, My debit card was declined and I noticed a series of bounced checks and a message from my home bank on my machine. I called my bank and they notified me that the equity checks that I cashed were marked cancelled by the bank of NY. I called Countrywide Home Loans on Monday (NO SATURDAY SERVICE EITHER) after about 45 min on the phone they said, "Oh the checks where declined because of your recent address update." I said, "how is it my fault. Why the hell wouldn't someone have told me about it" Now my bank shut down my checking and savings against these checks. The Countrywide associate explained to me that they would be more than happy to re-issue the checks and it would take about 20 days. I told them that was unacceptable. They told me they could wire me the money in 48 hours for a $35 fee. After some conversation with another associate that informed me that the fee was non-waivable no matter who was at fault I had no choice but to accept the wire transfer fee. They said they would fax me a form to fill out. They never did. I had to re-call them the next day and complain again. Finally the fax came through. I am sending it off today (March 8th 2005). I have no funds available to me at this time because of this disturbed organization. Every thing is on hold. The worst part is that this ordeal is not over. I have to give them 48 hours to see if it went through.
Can anyone provide me with information about a class act lawsuit? If so please email me at rrichter2@neo.rr.com

I had a same problem with countrywide. I was unemployed and my husband lost his job in July 04. We always made our payments on time and just missed one. We contacted countrywide to explain the situation to them but they just told me they did not care and just to come up with the money. Countrywide also went over out head and just paid out yearly tax even that it is not included in our loan. we had to borrow money from family so we can keep our home. Since then we been paying our mortage ever month on time again, but when i went to the Tax Assesment department here in our state they returned my check for our home tax and told me that Countrywide paid them again even that my taxes are not included in our loan. I called countrywide and the woman I spoke with was very rude, I had to make payment arrangments with their tax department and now my mortage is going up by $250 a month. When i told the customer service department that I made arrangements with the tax department she told me that there was nothing in her system showing that and that she spoke with them and I never called them . She just stated that I was lying and I have to come up with the Tax money plus mortage or they would take my house. We have been working very hard to buy a home and these people just thing they can do what they want and take everything away. Stuff happens and people get laid off they should work with people on this. Countrywide Reps are very rude and they don't care what happens to people. I am so angry at Countrywide I don't even know where to begin. My husband was laid off in November and we have been behind a couple of months - which we are getting caught up on, but after talking with Linda at CountryWide, she informed me that we are still 61 days behind and until we get caught up we could lose our home!!! No shit - but apparently giving them money is not appeasing to them. I am so angry for the way she talked to me - her rudeness, the way she was condemning my husband and I as if we are stupid and below her. Ugh!! If I can get the hell away from this company, it can't be anytime too soon. I am writing a letter to the Attorney General's office as well as turning in a complaint to the better business bureau - not that it would do much, but it makes me feel better.

I built my first home when I was 20 years old. My life was at an all time high and I couldn't have been more financially fit! I was talked into an FHA loan when I financed my house. I was told that since I worked in a dangerous industry and was a first time home buyer, that this was the financing I would want. I was told that if I became hurt at work, that FHA demands that the mortgage company work with me so that I wouldn't lose my home. They even told me that I wouldn't need insurance that covered disability because I had an FHA loan. An injury is something that you never want to have to endure but it could happen to any of us. I was hurt at work about 3 1/2 years after purchasing my home. I called Countrywide and told them about my injury and they where extremely rude. They told me that if I didn't pay them the entire amount of back payments that they would foreclose! I eventually got ahold of Countrywide's work out department but that wasn't good enough to satisfy them. I sent a letter to the president of the company (by the way Countrywide will not give you this information, it took me forever to track it down on the internet) I explained to him my situation and even sent him pictures of my injury. I received a letter back from him. The letter stated that they would move all of my back payments to the end of the loan because of my situation. The letter told me to call the workout department and they would take care of the rest. I contacted the workout department and told them the story. The lady that I talked to was very rude and told me that they would never do that. I insisted that I had a letter from the president of the company that said that they would. The woman that I talked to was very rude and basically called me a lier! I told her that I could send her a copy of the letter with the contact name and information and she told me that she didn't need it. She told me that she didn't care what the letter said, she was telling me that they wouldn't move the back payments to the end of the loan and that was final! I then went on to my last option. Bankruptcy! I never wanted to file bankruptcy but felt that I had no choice. A gentleman from Countrywide called me while I was in the middle of my Bankruptcy and talked me into dropping the bankruptcy. He told me that they could offer me a much better deal, so I did. Countrywide then Foreclosed on my home. Not the conventional way though. I received a notice from the sheriff that I had two weeks to leave the property! He informed me that my house had been sold at sheriff's auction. The State of Ohio mandates that you have to receive all Foreclosure notices via certified letter and have to send out three notices of Sheriff's Sale at a minimum of once a week for three weeks prior to the sale. I received none of these. I'm sure that your thinking that I ignored them or that this story is just not true. Believe me when I tell you that I am not the only person that this has happened to. Prior to my misfortune, there was another couple that lost their home the same way. I didn't believ them when they told me the story either, but it's true! The reason they do this is because FHA has some very large problems when it comes to punishing these companies for doing this. I have learned alot about FHA since this has happened and wished I had taken the time to study up on it before this. FHA was created back during the depression to help families. It is a government insured loan which keeps the mortgage company from taking any of the risk. These mortgage companies want people to deffault on there loan and I can tell you why. If a person defaults, FHA steps in and pays of the loan. Now the mortgage company gets to keep the property and sell it at auction. Many times the mortgage company will step in at the auction and purchase the property back (literally buy it from themselves) This is a big tax write off, not to mention they can come after you for what is called a deficiency (or bassically what they feel they lost on the home at the auction). This is not fear ( and technically not legal but these companies get away with it) bacause these companies have already received the money on the property. You are probably wondering why the company would buy the house from themselves right? Besides the tax write off and the deficiency, they also get to resell the property! State law requires that a foreclosed property be sold at auction but it doesn't say a the company that owns the deed can't buy it back. This is very convenient for the mortgage company because neither the deed nor the money ever change hands but it gives them an opportunity to make the property look like a drastic loss. Now they get to sell the property again! Not only that but the appraiser normally work for the mortgage company so the property is sold at what it was originally sold at even if it is 4 or 5 years old! The mortgage company ends up getting the money out of the house 2 or 3 times over (plus interest, tax write offs, penalties, not to mention the FHA money!). The only thing that FHA requires is proof that the mortgage company tried to work with you. Now the mortgage company does not have to show how they worked with you! This could be a sheet of paper that says so and so called you on such and such date at this time and couldn't get ahold of you! It is your burden to prove otherwise. The next thing is why these companies foreclose without notice (don't think this can't happen to you! Especially if you have an FHA loan) this is called an illegal foreclosure, but once again it is your burden to prove and more often than not, people just don't have the time money and resources to go up against a mortgage company! They foreclose without notice so that you don't have the time to fight them (you have to get an attorney after the fact). They have the home and the money before you know it and you are left out in the cold. Countrywide is one of the many companies that prctice this method! The internet is satuarated with stories just like this one! They have found a way to take advantage of a program that they never wanted in the first place (FHA) and nobody is doing anything about it. If you have Countrywide, REFINANCE! If you have an FHA, REFINANCE! You may never have a problem, but do you honestly want to take the chance?

ABOUT A YEAR AGO THE COMPANY I WENT THROUGH TO BUY MY HOME, SOLD THE LOAN TO COUNTRYWIDE. AT FIRST I DID NOT HAVE ANY PROBLEMS, THAT SOON CHANGED. I HAD FOUND A BETTER INSURANCE AGENT FOR MY HOME OWNERS INSURANCE, WHO I KNOW CONTACTED COUNTRYWIDE WITH THE UP DATED INFORMATION TO INFORM THEM OF THE CHANGE OF INSURACE. ABOUT A MONTH LATER I RECEIVED A LETTER IN THE MAIL STATING THAT I HAD TO HAVE INSURANCE PER THE LOAN AGREEMENT, AND THEY TOOK OUT 404.00 DOLLARS OUT OF MY ESCROW ACCOUNT TO OBTAIN FIRE INSURANCE FOR MY PROPERTY UNDER COUNTRYWIDES POLICY.

THEY KNOW I HAVE INSURANCE AND I'M NOT SURE WHY THEY OBTAINED ANOTHER POLICY. YES I DO AFTER READING ALL THE LETTERS ON THIS SITE, ITS FOR THE MONEY, OR A LACK OF SOMEONE ENTERING THE INFORMATION TO MY ACCOUNT. I WILL FIND OUT!!!!

THE OTHER THING I HAVE RELIZED WITH COUNTRY WIDE IS THAT THEY DO NOT SEND OUT THE STATEMENTS FOR PAYMENT UNTILL A COUPLE DAYS BEFOR THE DUE DATE, OR NOT AT ALL. LUCKY FOR ME I DO MY PAYMENT ON-LINE. THAT WAY WHEN ITS DEDUCTED FROM MY ACCOUNT THERE WILL BE A TRANSACTION NOTED AT THE BANK, AND MY BANK KEEPS RECORDS OF ALL TRANSACTIONS FOR SEVERAL YEARS. SO IF NEEDED I COULD OBTAINE PROOF OF PAYMENT. I WILL BE LOOKING FOR A NEW MORTAGE COMPANY. THANK YOU

About a year after we bought our house we decided to refinance to take advantage of the lower interest rate. Bad idea! Countrywide held the mortgage and ripped us off! After refinancing they decided TWICE to increase our escrow amount, which increased our monthly payment to more than the amount we were paying at the higher interest rate. It was not due to increases in taxes or anything else. I still to this day do not understand how they calculated that, but I REFUSE to get another loan with them or with anyone who will sell to them. The next house we buy will NOT be with these clowns!

Countrywide deliberately creates late fees to boost profits…it is misleading and a Racketeering effort.

I have a 2nd mortgage through Countrywide that I got with an 80/20 program they offered. 80% of loan value on first and 20% on the second. The contract states that if I am ever late on a payment by the due date a $75.00 ACCOUNT MANAGEMENT FEE (or Credit Line Charge as displayed on your statement) will be added to my 2nd mortgage the close of every year for the life of the loan. That means one default will potentially cost you $2,175.00 over a 30 year loan. Remember that Countrywide gives a 10 day grace period before a late charge is applied to your bill…but this grace period has nothing to do with them tacking the yearly $75.00 account management charge forever to your year end statements.

Countrywide mails their invoices for 2nd mortgages between the 1st and the 5th of every month. They must be “RECEIVED” (NOT postmarked) by the 15th of every month or you WILL engage a LIFETIME yearly extra payment to Countrywide of $75.00 or $2,175.00 over 29 years. They mail their payments so late that they can guarantee that everyone will default on their 2nd mortgages and be tied into an extra $75.00 a year. If this is not RACKETEERING I really don’t know what is…basically through the lateness of invoices Countrywide is able to guarantee that all their 2nd mortgage customers will be paying them and additional $2,175.00 over the life of a 30 year loan. Do the math: Countrywide mails their invoice from California on the 5th and has a 3-5 day travel time to the east coast, invoice shows up on the 6th thru 8th you mail the payment on the 9th, 3-5 days later the invoice is received by country wide on the 12th thru the 14th. That means if you do not mail 1 payment within 2 business days the first year of your 30 year loan you are most certainly guaranteed to owe countrywide an additional $2,175.00 for one payment not received by their due date posted on your statement.

COUNTRYWIDE HOME LOAN SUCKS

If anyone is interested in a class action lawsuit please email me at jimbo243@hotmail.com with Countrywide in the subject.

I am unfortunately an ex-employee, or should I say fortunately?
This company has an destructive coorporate philosophy that trickles down from senior management. They have no regard for the well-being of their employees. This attitude eventually makes its way to not only the retail customers but the wholesale customers.
I have never experienced an employment situation that bordered on wonton behavior as I did with CHL. I can say this because I was there and witnessed it first hand.
Recently, HR contacted me for an exit interview. Apparently, there is disent within the organization and they are trying to uncover the REAL reasons employees are leaving. I dont care if they fix the problem but I DO HOPE that the persons that made my life misserable receive their due justice.
