I worked for this company from 2001 to 2005, and it was a fanastic comapny that lived up to it\'s WORD. Then Angelo ( CEO who started the comapany in 1969) headed to retirement. The frickin sharks smelled blood in the water, and they in an attack mode. They are ripping into the consumer AND the loyal employees. They are relentles in their prowl for MONEY. Someone, somehow needs to shove a shark gun into them. The only attorney i know who has the balls to go against the CHL attorneys is Spitzer. I have been trying to straighten out a hardship that occured in my family for over a year now, all this time incurring more fees and reporting bad credit. They do not let you even talk to anyone in their loan workout department until they assigned you a workout negiator, and even then, they won\'t even give you their phone number, the negotiator has to contact you....Why all this \"privacy\" bullshit? I have never heard of a company not giving out a phone number or being able to contact another department so you can send them money owed without thier autorization first....
They have screwed up each deal I have made with them for one dumb reason or another, and since this \"screw up\" occurs in so called different department, no on can answer what is going on. I have had Western Union Quick collect payments accepted by them, and then returned, and no one knows anything.... I have persistantly asked for a loan modification, and they tell me they have to set me up on a repayment plan first, which I have done and stuck to my end of their deal. They have approved me for a repayment plan of $3100 a month, but turned me down 3x going for a loan modification when my loan payment would be $2100...tell me how that makes sense???....all the while, their full spectrum department keeps calling to refinance us for the back amount owed plus ten thousand dollars in closing costs!!
I finally got so fed up I called numbers from their corporate headquarters and told them I was going to take them to court for the mental anguish and distress they have caused my family, and the next day I had a call back from a supervisor in the loan workout department. They are giving me a 3 month loan repayment plan and then they will modify my loan if I qualify...here we go again, ring around the rosy...Unfortunately they screwed up my credit so bad that I can\'t even refinance at this point, or rather to do so would put me at such an economic loss that I can\'t afford to.
All I can say is keep every document you receive from them, log every incoming and outgoing call with the representatives name and time called ( that way you can tell them to go back to their \"tapes\" and listen to the conversation themselves.)
Now I am fighting with them over all these \"misc\" fees they have added, but can\'t explain what they are for, plus their $1700 forclosure fee, when I have never been in forclosure....Oh, not to mention their property appraisal update fee, which they have never come here to do...THEY ARE SCAMMERS and should be stopped.....They blatently put a paragraph about releasing them from all the damage caused in the past and any illegal wrongdoing on their part in their latest set of paperwork sent to me to sign, in offering me ANOTHER workout deal, this time at $2150....then, after 3 or 4 payments they will modify my loan...When Pigs Fly!!!
Good luck to anyone in the similar situation...and call thier corporate headquarters and complain....They want to wear us out so they win, but don\'t give up!!

I have had a loan with CW since 2005. Never miss a payment. They started calling me about refinace, so I said yes. My credit report was run 6 times in 3 days. I call and ask why did you do that. No answers just denials. I call a broker that I had been using for about 2 years. He is the one that place my loan with CW. I started the refinance process, 2 months past no closing. I am getting nervous. Finally in the 3rd month he kept finding problems with the appraiser report. This is their appraiser. I did not understand what was going on. Well after reading everyone letter, I now know the whole deal. During the first month, the broker said I would be closing before the end of the month. So don\'t send in a payment. I had been with him for years, I belived him. All of this turn into a nightmare. I call CW to make an agreement. They told me I can set one up, but they would report every month to the credit reporting agency that I am late for 60 days. Well I said no thanks, I will call with the payments. Yea I owe for June and July. I call in July and made the first payment the last of the month. The second payment August 10. Now I have one for August. But when I talk to them they told me I was on a plan. I said I told you no I did not want it. On the tenth I looked at my credit report and CW had reported that I was late 60 days. Something needs to be done about this company. From all the letter I have read on this site. The same thing has happen to me.

A loan officer brings in loans for the company and gets paid for her/his services. The bank makes great money lets just say an average of 2.5% of a mortgage. Taking the following example $450,000 * 2.5% = $11,250 add to that selling of loan and servicing. Lets just say on the low after all is said and done, after all expenses net $20,000 multiply that by 5 loans for an average producer= $100,000 IN REVENUE not to mention if these loans carry piggyback loans as Helocs; Helocs pay an average of 4 % net to the bank if a total of just $300,000 in heloc loans were brought in by one loan officer for the month that would = $12,000 + secondary market and servicing = $20,000.
To sumerize in todays market 1 loan officer working to bring in 5 loans for the month she/he will generate (e)$120,000 in revenue to the bank *12months $1.4 million
(these loans don\'t come easy to the loan officer many times they are asked to take a cut off their pay to stay competetive. The trick is that these loans are not competetive; they are already priced higher than the competition, when the loan officer takes a hit to bring down the rate to a competetive level the bank laughs because this was already built in. The massive amount of stress the loan officer has to go through to stay competetive is bad. Many ex-loan officers have ulcers and other related ills.

Remember the loan officer brings in these loans from their referral sources; quite the opposite of the people who hang around inside picking up the phones. If they close the same amount of loans they are rewarded just the same, in fact some do more inside. The stupid and not so stupid lazy branch manager sits on his or her butt,(Frankly, I don\'t know how some even land these jobs.) Probably a lot of a_ _ kissing,with their shameful anything for money attitude, clap there hands and say bravo..the outside loan officer who picks up the most calls on the inside is doing awsome, great skills(the fastest finger in the west with the worst personal skills is.. my winner. but..SSHH.. We won\'t tell the guys above they are too busy counting thier money.
The Lazy Branch Manager turns to
All the rest who have pride in what they do and do as their title says (External loan officer),and squeels like a pig lets go come on bring more loans or your done. The lazy Branch manager should bow down and kiss our toes, don\'t they know if we all decided to stay in they would have a major problem, and probably get fired When the guys above catch on,..wait, no.. they are milking it too.

Back to the formulas. The loan officer may take home $75,000 for the yr after losses unremburst cell phone bills and other costs not covered by the bank. While the bank pockets over 1 million. In a single branch there may be 10-20 loan officers in other cases much more. So lets take 15, on the low thats $20-30,Million from 1 branch. you can find out how many branches there are in the 50 states(in the thousands),how much have any of these giants made in a few yrs? ever hear the word BILLIONS.
There is the circle of excellence; a group of top loan officers( very few of which are truly genuine people,) the others as far as I know have raided the databanks stollen others info, have kissed butt, and slithered to no end. In this group you are \"king\", free to shit on anyone else..but remember the money doesn\'t trickle down as are the laws of physics, the money trickles upward. The top are making more and more,.. Millions a yr. so they got to protect there stream lines of$$ by sucking there drones dry.

Beware top gun If the rates on certain products are manipulated cause.. this is where the money is....the bank checked there numbers and now its time to sqeeze more juice. Hey you were doing good with certain products. The market wants these products so lets raise the rates, and after that you take a hit., What\'s that loan officer? you don\'t want to take a hit...tuff deal with it. So now you are not a top loan officer but a trouble maker. Hey the customer that works off the books is needing a certain type of loan lets raise the prices on those too lets squeeze the hell out of those products.
They are juicing every product. Now The Top Producer is fired for lack of production. How is that for mortgage Vampires, the beaten down loan officer once made The Circle of exellence, and now since she hasn\'t closed a loan in 2 months she/he is fired and disposed of any one willing to join? NEXT...

The Countrywide name came up when I clicked on Bank CD rates in an attempt to find what bank was paying the highest CD rates in the US.

Since I always research anything before putting my money in it, I happened on your website and am glad I did. Countrywide will NOT be my bank of choice as I find their practices appalling from many standpoints.

Some pro-CW person said your website was only to drive business to US Home Loans. So what? All business websites drive potential customers to links from sponsors. That doesn\'t mean that all these comments from customers aren\'t legit.

A hint for others out there: go to www.whois.com and enter ANY website URL, such as \"wwwcountrywide.com \" to locate the true company or affiliate that owns that website.

After reading your comments, I did just that and found lots of info: company name, addresses, and point-of-contact (if listed, meaning the owner wants his info revealed).

You don\'t seem to get it.

For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.

I know all this because I had just recently quit Countrywide to work for another mortgage company.

Countrywide didn\'t use move operations over to India, BUT NOW they do! That will be bad for customer service.

COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.

That is why the number of customers complaining about missing payments has been increasing in the last few years.

That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)

why payoffs and other items are now coming out wrong.

Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.

Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name its built from its past. And if Countrywide continues with its path, it will not be long until it is in its decline stage.

ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.

Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.

Joe D. you are not in the position to call the people here \"Jerk Offs\". Especially if you\'re another goon in Countrywide\'s management. Because only someone in CW management would stick up for Countrywide the way you just did.

Not to meantion Joe, you posted your same pathetic post on all 50 state pages here, claiming to be from different local cities.


And to the Pro-CW idiot who keeps taking up the excessive space in the forum with blank lines. GET A LIFE LOOSER.

I got a home equity loan through CHL in January 2006. I received one statement in February and then have not received a statement since. Since I am not receiving a statement, I do not know exactly how much to send in as payment. So, each month I get a threatening call from their collections department saying I did not send the correct amount and would I please remit ___. I tell every person I speak with that I am not receiving statements. I also call a few times a month myself to request statements. For six months now I have been calling, and fielding borderline harassment calls from CHL and I request a statement each time. I have been told that they are mailing my statements. Everyone promises to put in a request to research my account. I get the request for research forms in the mail but no statement. I filed with the BBB and got a response from Countrywide stating that the realized they never sent me a statement. They indicated that they sent a statement but...still no statement. I have mortgages with other lenders on other properties and without question, Countrywide is the worst lender I have ever dealt with. They are beyond incompetent and customers have to pursue legal action to get something as simple as a monthly statement.

Refinanced for my husband while he was deployed in Iraq a year ago this month. We financed thru Fremont- providing marriage license, POA, ID all proper paperwork- Countrywide took over the loan in three months. First call, Home Owners Insurance missing from file- they asked for me directly. Mrs. .... I am not on the deed or title but did sign with POA on every single sheet as my name, Power of attorney in fact- for Mr......... EVERY SINGLE SHEET he would sign. He comes back from Iraq and we ran into two problems, NOT ONE SINGLE person has in their computer my name. We were told he has to write a letter giving permission for me to speak to them- mind you they don\'t have his signiture on file at all, only mine- how in the world do they confirm this letter would actually be from him? They have one person say- yes, I see she signed but we dont honor POA. I don\'t have a simple POA, my POA clearly states I could sell this house again and even put my name on it right now if I wanted to - If I can appear in federal courts, county courts and be him in fact with this POA, buy and re-sell his house legally- how is it I can\'t handle a simple handling of paperwork for insurance- like send it in? Recorded in the town with closing papers. Acknowledged me as POA in every sense of the word everywhere. Add me to your list of class action.

CWHL claims that they have not received a payment on my mortgage for the month of February 2005 which I did pay, therefore; they requested my bank statement, letters from my bank manager and any other document to prove that the payment was made and received by CW.

I have submitted all of those over eight (8) separate times via fax and certified mail. It will be one year next month and the problem has not yet been resolved. They claim its insufficient proof and that our payment was reversed. Wouldn\'t a bank statement be sufficient to clear this? Guess what? My bank statement shows that the payment was made and not reversed however, my account history under the CW website shows three reversals!!! In addition, they\'re been reporting my account to the credit bureaus as delinquent even as the matter is under investigation. I have tried all venues even 3-way conference calls between myself, cw and my bank. my bank verifies the transaction, cw still will not accept yet. My account is still yet to be updated. I have contacted an attorney on the matter since everyone even the supervisors are giving me the round-around.

I too got stuck with CWHL servicing our mortgage...they doubled our escrow payment without notice and no one in escrow knew why! My taxes had not been increased and no one at CW could tell me why we are now paying an extra $400 a month toward escrow...we are in the process of re-fi\'ing on the property and hope to GOD CW will never buy to service our mortgage. The worst in CSR and half don\'t even speak english or are in this country for that matter..they suck and I will start a Class-action for uping my escrow without cause, as my town says my taxes have remained the same...I\'ve only owned for a year! Fraud is the key word with CW...down right FRAUD!!!

We have had our escrow raised for no reason. They raised it AND doubled our tax payments on our statement. They also raised our insurance premium. Somehow, our payment is $20/month over both our original paperwork and their totals, for example: our taxes and insurance equal $1840, divide that by 12 months and it should be $153/mth - however our escrow payment is $168/mth. Our loan has been owned by two other mortgage companies, and there has never been such a discrepency.

Secondly, they round-up on each of these payments - for example: our insurance premium is $895.89/yr, they are charging $896.00. Our taxes are $943.45/yr, they are charging 944.04/yr. This is a total of $8.40/yr. Now, most people wouldn\'t worry about $8/yr - right? But, let\'s say they have one-million loans and round-up on all the escrow payments - that\'s $8 million/yr in overcharges!!!!

Add that to the $15 dollars they are charging each month from the first paragraph - $188 million every year in overchages!!!!!

I know we are not the only loan they are overcharging from reading other comments on this site...

A)you do not need to insure the land that your property sits on. think of it this way. if your property were to burn to the ground, the land would still be there and your insurance would rebuild the structure. you need to look at the appraisal ( 2nd page, top left corner) and see how much the land is worth. then subtract the land from the purchase price, and that would be how much you would need to insure for.
b) balboa is a subsidiary company of countrywide. they do have the right ( FNMA/FHLMC regulations) to impose insurance on your account if the insurance you provided did not cover their collateral.
c) your insurance agent should know all of this and provide guidence.
d) dealing with customer service will only drive you nuts. get to a manager or go into the local countrywide office. your loan officer should service you.

My loan was bought by Countrywide. After it was purchased, I received notices stating that my homeowner\'s insurance needed to be supplied to them as I paid for this directly to the insurance company. Keep in mind that my insurance coverage was sufficient under my previous lender and under NYS law I was insured for the replacement cost as determined in my appraisal. After receiving my insurance policy, CW stated that I need to cover up to the amount of my loan balance. This would include the cost of land. After calling them they said there is nothing they could do about it. I told them I would have my insurance company contact them. They proceeded to take it upon themselves to acquire a policy through Balboa, which I never heard of, and this is only insurance for the value of the loan. If anyone has advice on this please post comment. I don\'t see why I would need to insure the value of the land and dwelling especially if the replacement cost is at least 100K less than my loan balance. CW is basically making me pay for something I will never get even in the event of a major catastrophe.

Countrywide Home Loans caused me to lose my Home. I had an individual who was involved in Mortgage Fraud get a hold of my second Mortgage. I had problems with this individual who was not licensed, was not a Finance Co., or Mortgage Co. he attempted to forclose on my property. I had warned Countrywide about this individual. Countrywide assured me that they would protect my property. Countrywide let this individual pay off my first Mortgage to them Countyrwide which was illegal. I lost my Home due to Countywides action. I sued them in Federal Court and in New York State Court. Im now fighting them through getting the word out on their negative Business practices.

VA loans are held by the VA and serviced by individual lenders. The deed should actually be vested in trust or to the VA itself. The VA has the ability to refuse to allow you to refinance. If you look at the title for your property, you will see it\'s actually vested to the VA, not Countrywide. Your attorney should know this, also the loan officer working on your refi should know this as well. Ask to see a copy of your title. It can be difficult to read, but you will see what I\'m talking about. Contact the VA an explain to them what you are trying to accomplish. They should be able to clear many of your issues up. Bottom line, Countrywide cannot release a payoff to you because they have to receive it from the VA first. It\'s complicated, but a real estate professional who as dealt with a VA refi before shouldn\'t have a problem helping you out. I believe you can go to the VA\'s website and get some info. The site\'s kind of hard to navigate, but you may be able to find some useful info. If all else fails call your local VA office for info. I hope this helps you a little bit.

Do not EVER get a loan through Countrywide!!! This is my story...I purchased my home through the VA on a land contract in 2000. The VA subbed out the loan to Countrywide to handle. In 2002 I tried to get a grant to help fix my leaking roof and was told I needed permission from the \"Owner\" of the property. I contacted Countrywide, who claimed they don\'t deal with land contracts and would not give me permission to have the work done on my home, that I had to get a hold of the Deed holder (who I thought was them). They, of course, gave me the wrong telephone number (a chat line) and had no additional information. Last year I decided to refinance to get away from them and looked at local banks that do not sell their mortgages. Countrywide would not answer my letters when I asked for documentation. I finally had to get a lawyer and they are still giving us the runaround. We have been ready to close since May and have had to cancel 3 closing dates because Countrywide continues to delay it. When my attorney requested documents, Countrywide told her she could get them from the County offices. My attorney got the documents and forwarded them to Countrywide for signature and requested they be sent back along with the Deed, payoff amount and overnight mailing instructions (this was back in May!). Countrywide replied with some form letter on June 28th asking for an additional 20 days to respond. All they had to do was sign the documentation and send it back. My attorney sent a letter saying we have postponed the closing due to no fault of mine and again requested the documentation. They sent the exact same letter (same date) as the previous requesting an additional 20 days. I called today (8/2) to find out what the delay was. Countrywide claimed they received the request on 7/21 (??? 2 months later??) and that they were unsure of what they needed to do with it, that they left as message at my attorney\'s office on 7/21 and that my attorney has not called them back, and that is why the documents have been in limbo. The letter clearly stated that she wanted the documents signed and returned along with the Deed and the other information, and my attorney has called their office repeatedly so that we could close on my house. But, to beat that, when I called on 8/2, since they had not received my payment on 8/1, they sent my loan over to collections!!!! I told them that we were expected to close and that Countrywide was delaying the closing and that I had a 15-day grace period for the payment to get there. The person (Belinda) did not seem to care and only wanted to know when I would send the payment. When she transferred me over to customer service, that\'s when I was told the other information and was transferred to a third person, who, even though they claimed they did not deal with land contracts and didn\'t know how to contact the Deed holder, all of sudden admits it a subserviced loan and that she would give the papers to her supervisor, who would forward them to the correct people for signature (they\'ve been sitting on the documents since May!!!). They told me that it would only take 3 to seven business days to get the documents to my attorney. We\'ll see.

Were you dealing with a branch office of Countrywide, Full Spectrum Lending or CWBC (wholesale)? There are ways to move up the chain to talk to a funding manager if you take the time to do so. That kind of thing happens alot with purchases especially if the borrower didn\'t provide something they needed or a signature was missed. Or they just flat out dropped the ball. It happens.

I would never recommend Countrywide to anyone. I am actually a person that work in an attorney\'s office that recently closed on a loan with Countrywide for a client. This has been nothing but a complete nightmare!! The purchase actually closed on a Friday, and it has been three business days since and we still don\'t have the funds from Countrywide!! It is one excuse after another, and I call them constantly! I was told the money has been wired and is on its way, when in fact, they \"misplaced\" the wiring instructions and all of our information! The sellers are completely livid because they have been waiting to be paid for almost a week! I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin\' Visa\'s go delinquent. Visa isn\'t going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole\' GW has made that next to impossible for the average American. You\'re better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the \"I want it now!\" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? Well, I too took out a mortgage to purchase a home for my wife and children, and i used Keybank mortgage and unbeknownst to me, Keybank turned over my mortgage to Countrywide Homeloans without any input from me. Things were good for a while and THEN the letter came!!!CHL Was wondering when i was going to send in the past due amount on my mortgage.I contacted CHL and spoke to some moron who couldn\'t help me so i then spoke to someone who claimed to be a supervisor(YEAH RIGHT!!!)To make a long story short i was on the phone for about 3 hrs and spoke to several people until they discovered(after i threatened to call the attorney general)that they put my money into someone else\'s account..I thought i had the situation solved until the next month when the phone calls began, and they were wondering where their money was.Well here we go again, I think you all know how the story ends COUNTRYWIDE HOMELOANS SUCKS

While watching T.V.I saw a commercial on no closing fee, no money down etc. I thought to myself, I need to write this number down. Sorry to hear all the problems people are facing.. I went through E-Trade for my mortgage and closed on Nov. 2004.. E-Trade originally sent me payment vouchers for my 1st payment which was due on Jan. 1st 2005.. But just before I could mail them a payment, they informed me that my loan was sold to CHL.. I then received payment vouchers for CHL.. I have since set up automatic electronic payments with my bank and havent had any problems as of yet..

My question, if your original mortgage lender sold your loan to CHL, how can you switch besides refinancing? Seems everyone is selling off these loans so how can you be sure you dont get them again.. I would like someone else to service my loan if possible..

Dear countrywide,

I wanted to reduce my monthly mortgage payment to better manage my monthly bills so I decided to recast my mortgage. When I called countrywide and requested a recast in the amount of $20,000, I was told that my new monthly mortgage payment would be reduce by $365 dollar per month if I re-amortization my loan by reducing my principle by $20,000 Therefore I sent countywide $20,000 dollar for the recast, $250.00 processing fee, and sent my normal mortgage payment in a month in advance as countrywide requested.

When I received the re-amortization papers for the loan it stated that my new monthly payment would be $1,619.23 a reduction of $129.36 from the
original monthly payment of $1,748.59. I remind you that I was told by country wide that my original payment would be reduced by $365.00 per
month. Therefore I informed countrywide to cancel the recast and return my $20,000 dollars. It has now been more that three weeks and I have not
received my refund. I have called countrywide more than once and was told I have to wait. To perform the recast I had to expedite the $20,000 to countrywide overnight and use a bank official check. When it comes to returning my money countrywide is procrastinating which is causing me to lose money on investments. Coutrywide refuses to return my money and claimes that their is no one i can speak to about this problem. So i am forced to start procedueres to sue them for the amount of money they owe me and all realted expenses.

WE WENT ON VACATION AND CAME BACK IN MAY AND WE TOOK THIS LOAN OUT TO HAVE ALL OUR TAXES PAID WITH THIS LOAN-NOT OUR HOMEOWNERS-COUNTRYWIDE HAD NO NO AUTHORIZATION FROM US WHAT SO EVER TO PAY OUR HOMEOWNERS AND THIS IS ILLLEGAGAL.IN MAY WE PAYED OUR 633.00$&THEY ALSO ASKED FOR 197.50FOR CITY TAXESS?GOT ME WE PAID IT.SO WE HAVE BEEN PAYING OUR MORTGAGAE MONTHLY AS WE ALWAYS DO THERE WERE TIMES WE WOULD SEND 1/2 THIS WK&1/2 THE NEXT WEEK&PAY THE LATE FEE WE EVEN&OUR MORTGAGE IS OUR FIRST PRIORITY&WE PAY EVERY MONTH.THEY TOLD US THEY DO NOT TAKE 1/2&1/27if thats the case where the h.e.l.l. is the$ going supposedly escrow but yet they are still saking money for escrow.these people want you to give them every dime youmake and there happy.they do not want you to eat they do not want you to have power in your home but they want&want.apparently we found out because we pd them 1/2&1/2 it went to escrow so yyyyyy keep asking for more money.they were told this was to be applied to the mortgae in writing,!!!our mortgage payments went from 623.00 all the way up to 650.00$-another thing i went over to my insurance broker to pay my homeowners as i do every year he took my payment called me back in 2 days and told me countrywide had paid my homeowners.we;ll this is illegal they were not to pay this bill as we did not ever sign a paper with country wide mortgage for our homeowners policy.ever since we had countrywide we have been harasses daily and sometimes 3x@day with documentation.the first of the month they call the 2nd etc etc and there is a 15 grace period and you are so kind to tell them you payment has been sent and what do they do they call and they call and they call without any respect to the person who pays them&is kind enough to tell them there payment is on the way.with my situationthey had me sending my payments to california,dallas,plano tx and i was western unioning these payments costing me more money to get it there on time and also express mailing overnight with a signature and these monies add up and these people still call after the payment is sent and verification to me they say they never got it.this just goes on and on an on.they do not miss a day calling my home at all not one.I had to seek legal counsel and get my number changed just 2 days ago and it feels wonderful not to hear the ringing of the phone.now about this homeowners insurance they were not suppose to pay this as i went to do this and i am legally going to do something about this.we have seeked an attorney with all this going on with countrywide mortgage&new century mortgage sold it to them -watch out for tiffani rodgers who we are still trying to get a hold of as she has declined phone calls etc.tiffani roggers was to get back to us and she has not but there won;t be giving up on this part.our homeowners is ours to pay and i am going after my agent and countrywide-they have no no no right to do what they did and we never signed any paperwork with new century or countrywide and a stop will be put to this.we are now looking for the proper mortgae company now and we will certainly screen very wellnew century mortgage had escrow 685.00x2 on my paperwork I have and now countrywide wants another 465.00 besides 650.00$-i guess it will come to the point we won;t be able to eat sleep warm have power etc as long as they think they own you.people just be careful with new century mortgage-who sells to countrywide mortgage company.all i know is that these R.A.T.S. have got on our credit report late 3x and that is a lie I can and will show all my WESTERN UNIONS&EXPRESS MAILS WITH SIGNATURES.They like to kick you when your down.They HARASSED us and HARASSED US AND HARASSED US AND THEY STILL WILL NOT STOP.THEY ALSO SENT A CONTRACTOR TO OUR HOME AND THEY KEEP SENDING CERTIFIED LETTERES FOR MORE AND MORE AND MORE MONEY .I told these people and talked to them nicely several several times and it got me no where until I seeked counsel.I have high blood pressure and they have risen my pressure so high when at the doctors office i had to stay until they got it down.My husband has already stated that they had better not stop doing this to me and I had better not have a heart attack or a stroke over this.I need the peace and quiet away from countrywide home mortgages.MAKE SURE OF YOUR HOMEOWNERS POLICY YOU OWN IT&NOW THEM.THERE IS SO SO SOS MUCH MORE COUNTRYWIDE HAS DONE.

Countrywide Home Loans bought my mortgage from the original holder, Residential Mortgage Network. As agreed, in the original mortgage, the lender was to add a charge to my mortgage payments each month for an escrow account to pay homeowners insurance and real estate taxes. However a couple of months after the transfer, and despite collecting the escrow funds each month, I began receiving letters from Countrywide stating that there was no homeowners insurance and that if I did not contact them within 10 days they would purchase homeowners insurance for me at a significantly increased price. After multiple calls from both myself and my homeowners insurance broker, they finally updated the records (available on the web site) with the correct homeowners insurance information for my policy. However, after additional months I received a letter from my broker stating that the homeowners policy was cancelled as a result of the fact that Countrywide never paid the insurance. I was able to get the homeowners insurance reinstated at an additional cost of $421. Countrywide refused to reimburse me for this cost, claiming that they had never received a request for payment. However, my insurance broker has records that indicate that a request for payment was sent. (Note, I had never had a problem with this when my mortgage was held by the previous bank.)

I understand that this scenario has been experienced by many other people with mortgages held by Countrywide. I would not be surprised to find out that Countrywide has some sort of agreement in place with the insurance company that is providing Countrywide with homeowners policies at inflated prices.

I am sorry to hear some people out there find it necessary to talk so poorly about a company due mainly to there own misfortune, such as missing a payment or four.. I dont believe any of the top mortgage lenders would give you the least bit of sympathy. Your loan payments are not kept by the mortgage lender, they simply service the loan for you. I am sure you would be less than appreciative if someone owed you hundreds of thousands of dollars. As for the disgruntled ex employees, I am guessing you have never worked anywhere else prior to going to CHL. I personally have worked for some pretty bad companies myself, working for a direct lender is a priveledge in comparison, do your job and provide the customer service you would expect for yourself, it is your business, do it well, you have the means. The moral of the story is, when you are at the closing table, read what you are signing, make sure your fees are correct, and most importantly, make your damn payments. If you rented a house, you would be out on your ass, where is that web-site

I am a former CHL employee. I worked their for 10 years. When I started work there I loved it. CHL was a progressive and state-of-the-art company, industry leader and pioneer in the mortgage business. I worked hard and made a lot of money. There were terrific managers throughout the company, including Joe Anderson who ran the retail division (CMD). In 2000 CHL decided it needed to hire loan officers and become a more traditional lender. That is when the company started to sour. Someone else posted a story to this site about Brian Hale. I always felt that Brian Hale was the beginning of the end for CHL as a great place to work. I was no longer important, only the numbers I produced. And the numbers were never high enough (even though I won awards as a top producer). More more more was all they wanted.
In regards to the rates and fees - CHL had the highest interest rates in my market. They were, by far, higher than any other lender or broker - it was almost a joke. How could I be successful, or my branch be successful, if I couldn\'t compete. \"That is not an acceptable excuse\" is what I was told.
CHL started their own in-house vendor management company, called Landsafe. We were mandated to order from Landsafe - all credit reports, appraisals, flood certs, title, etc. The appraisal fees went from $225 (ordering direct from the local appraisal companies) to $390 ordering through Landsafe. CHL wanted their piece of the pie and inflated the fees by providing a service (what service? They acted as a middle man.) My CHL stocks did great, but I was priced out of the market both on rates & fees.
I also got my own home loans (1st & 2nd) from CHL. My home was new construction so after a year I went through escrow analysis and, as expected, I had an escrow shortage. CHL sent me a coupon which was clearly printed as \"ESCROW SHORTAGE\" in which to mail in a lump sum. I did this using their coupon. Lo and behold they applied the escrow shortage check to principal. (I had automatic debit of my regular payment, so did not normally mail any payments.)
It took me 5 months to get them to correctly apply the escrow shortage, and I worked there! When they finally backed out all of the payments - back to the one that was misapplied - they reapplied the payment - to the principal again! HEL-LO! And I had to go through the whole process again.
Their Payment Processing Center has to be in the bottom 10 worst in the world. I received many, many phone calls from people (my customers) who had payments misapplied, go missing, or be applied to the wrong customer\'s account.
I have since left CHL because I could no longer be successful there. I was very sorry to go, because I had seen how great the company once was, but it was being driven into the ground by the current senior management.

When layoffs are ahead, you need to watch your behind. Here are six ways to prepare and protect yourself:

1. Get Organized.
Print and take home personal files on your computer and locate copies of your performance appraisals and other personnel records. Review your status reports and project files to help you update your resume so that it reflects all of your recent accomplishments and newly acquired skills. Think about what you might want to do next and whom you might want to use as a reference.

2. Get What's Coming to You.
Take advantage of any perks and benefits to which you are entitled. Schedule your checkups and tend to any dental or medical issues while you're still insured -- especially if you've already met your deductibles.

If you've got a flexible spending account, turn in all outstanding claims to avoid forfeiting any balances. In addition, know exactly how much vacation and floating holiday time you've used and make sure you've taken credit for your holidays. (Most companies will not honor unused holidays, but will pay you for any remaining vacation.)

3. Get Connected.
Spend at least one to two hours a day networking. Call your friends, former co-workers and clients. Attend your professional a**ociation meetings. Talk to headhunters and corporate recruiters. This is a good time to help others who may be helpful to you in the future.

4. Get Searching.
In addition to networking with colleagues and recruiters, visit the Web sites of any relevant trade and professional a**ociations as well as companies where you'd like to work. Check print and online job postings to see what the requirements of your desired next job are and note any gaps in your experience or skill base.

5. Get an Exit Strategy.
The HR folks will be working from a script when they give you the news. Make sure you know what you should say, too. If no information about severance pay has been communicated, check the company policy manual to find out what is standard practice. Do not agree to sign anything then and there; say that you need to review the proposed agreement with your legal and financial advisors.

The National Employee Rights Institute (NERI) contends that employees have more bargaining power than they realize. And it's not only the amount of severance pay that is negotiable. Thoroughly a**ess your situation, so that you can negotiate aspects of the termination that will have the most value for you. For example, if the layoff occurs shortly before a bonus will be paid or before a service anniversary that would increase your vesting rights in any company-sponsored retirement or profit-sharing plans, prepare a case that you should be entitled to receive that payment or additional vesting.

Also think about receiving your severance payment as salary continuation rather than a lump sum agreement. Salary continuation often allows for a continuation of disability benefits and also lets you answer "yes" when asked if you're still employed.

6. Get Fired Up!
When layoffs are looming, the best course of action is to stay positive and place yourself in a position of strength. Remember, change is an accelerating mechanism. It can bring about hardship and anxiety if you try to avoid it, but tremendous opportunity if you accept and welcome it.

The FTC does not resolve individual complaints, however they will investigate a company for repeated complaints related to improper business practices or fraud. If everyone who posted a complaint on this site would file a complaint with the FTC, I’m sure that would trigger a formal investigation against Countrywide Home Loans.
NOW...MY STORY: I refinanced three of my rental properties through Countrywide Home Loans in 2004. After about a year I noticed Countrywide began billing me for more than my payment amounts. In one case, Countrywide had purchased two insurance policies for a single house which depleted my escrow account on that loan. Because of their mistake they raised my monthly payment by $200. On another loan, Countrywide fraudulently raised my property tax bill from $151 to $1843.94 , then raised my payment from $179.29 to $477.77. When I made my monthly payments, I would mail three checks in one envelope to make all three loan payments were received at the same time. Even though I did this, Countrywide would credit one loan with a timely payment, then show the other two loans were paid late and charge a late fee. I tried for many months to get these problems resolved, but the harder I tried the more difficult Countrywide made it. In August 2005 I learned that Countrywide had reported that I had made late payments on two of my loans which ruined my credit. Although I continued to make payments, Countrywide filed suit to foreclose on one of my properties. I filed a counter suit and got a judgment against Countrywide for $556,000. Countrywide then filed suit to foreclose on my other two properties, so I have now turned the matter over to a wonderful attorney who specializes in lender liability cases. Countrywide Home Loans certainly has questionable business practices, but because they have become so large it is difficult to get sufficient information to drag them into court. I welcome all information and comments from past or present Countrywide customers who have been damaged by their business practice. My email address is oneoutback@comcast.net. Message: There refinancing does seem to be a scam. First they tell you how they can lower your rate usually by 1 percent. Thats when all the crap starts. Your in new york so you do not qualify for the full 1 percent. Then there is a bank fee. Then there is an appraiser fee. Then you find out your house was less then they originally thought. Mean time the ran your credit rating a few times. My suggestion is to pay off as much as the loan as possible then go to another bank
