Message: I'm going to post this in every state listed here. YOU MUST TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS AND DECISIONS!! I have recently left the lending industry. I can site many reasons for this, however the top reason has to be dealing with borrowers and potential borrowers who had no concept of financial responsibility. Just because you have a 700 credit score does not mean you demonstrate good use of credit or that you are guaranteed the rate or terms you want. In fact, many people who have the best credit scores carry the most debt. What you people do not understand is that the lending institutions want you to carry debt, so if you carry alot of debt and pay it on time your score will be higher than someone who pays their bills OFF every month and only carries a mortgage and a car loan/lease. If you fall on hard times, pay your damn mortgage and let the friggin' Visa's go delinquent. Visa isn't going to take your house, your mortgage company is. People jump to quickly to file BK. Guess what, ole' GW has made that next to impossible for the average American. You're better off making arrangements with your credit card companies and paying your mortgage off as quickly as possible. Use good judgement, not the "I want it now!" mentality. Buy a Trailblazer instead of the RangeRover or the Hummer or the Lincol or Caddy or whatever. How many of you people that post on here have kids? If so, I'd watch what you say and write in public venues because anyone with a half-ass lawyer could counter sue you for slander and liable for making the unfounded statements you've made here. If you can back up what you are saying, go to the news media. That's what I'd do. You say they sent back your payments? Where did you mail them? Did you have the proper postage? Message: I am a former employee of Countrywide, sorry but I have to laugh at all of these stories, yes COuntrywide has it's problems, just like all the other lenders out there, but most of the problems being stated here are mostly due to homeowner error not lender error, there are alot of laws that Countrywide has to follow, so if you think they can just wipe your credit score clean, or take fees off, that's where you are wrong, it's sad to see ignorant people cause concern for others who know what there doing by trying to bring a company down, it is not right and people need to take responsibility for themselves instead of trying to get through life easier and blaming all their problems on somebody else, when you have a problem in life you must look at yourself first to see what you did to cause it, then correct it, not put full blame on another. In other words pay attention to yourself and see your wrongs before you give a bad rep on a company who tries hard to serve MILLIONS of customers and make sure there is no problems.

Message: Just came home a winner. YES, it is VERY easy to sue thru small claims court. Each time, each month for being wrong by Countrywide. In Florida, up to $ 5,000.00. To start, I visited my local court house and found it to be very fair. In my case, the judge listen and look at the proof I had in my file. It was informal, cheap and quick. THANKS to this complaint center, I WON. Good luck to all.

Someone hired people to run this part of the company that either have no interest in the company or just simply aren't qualified to run a company. Message: I agree with the poster from September regarding Countrywide in Atlanta. The area is being poorly managed and grossly neglected. They are treating their loan officers badly and that will only result in bad service being passed on to the consumer. Other mortgage companies (like the ones leading the Atlanta market) are doing the right thing. The "other" companies have style and class and they a great deal more about the consumer than they do commiting fraud so that another middle-aged balding manager can drive a Hummer.

BATON ROUGE, La. (AP) — The state attorney general's office is investigating a California-based mortgage company following complaints that the firm has taken too long to release insurance money meant for Louisiana residents whose homes were damaged by hurricanes.
The company, Countrywide Home Loans Inc., issued a statement acknowledging the delays but blaming them on the high volume of insurance claim checks required after Hurricanes Katrina and Rita. The number of checks overwhelmed the company's system, the statement said.
"This created unfortunate and unusual delays to some of our customers for a period of several weeks," the company said.
Over a dozen formal complaints have been filed with Attorney General Charles Foti's office, alleging that Countrywide has received insurance money meant for homeowners needing to repair their homes, but held on to the cash for an unreasonable amount of time, Foti spokeswoman Kris Wartelle said.
Many such insurance checks require a signature both from the homeowner and the mortgage company before the homeowner can receive the cash. One Louisiana homeowner told investigators that Worldwide held his $111,000 in insurance payments for more than a month, forcing him to produce $50,000 to pay contractors repairing his storm-damaged home, Wartelle said.
The Countrywide statement said the company has caught up with the flow of checks, which "are now being processed in a timely manner."
Countrywide is a subsidiary of Calabasas, Calif.-based Countrywide Financial Corp.

Message: On November 21, 2005, I sent Countrywide an insurance check for $23,294.48 for repairs done on my house after a storm. The work was fully complete and the contractor paid out of some extra funds I just happened to have. The person told me to expect a 5 to 7 day turn around on the check. After not recieving anything for a couple of weeks, I called back and they assured me that it was being handled and I should recieve something shortly. By the end of December, I finally talked to Chrystal Sisk and she told me she would personally handle the situation and on January 19, 2006, I recieved $7000 of the $23,294.48, leaving a balance of 16,294.48. After many calls and faxes, on January 30, 2006, I recieved a check for $1294.48 after being assured that the full amount was being sent. This left a balance of $15,000 which Countrywide admitted to sending to a wrong address in Louisanna (I live in Alabama). Yet, due the COUNTRYWIDES mistake, they want me to wait another month before a re-issue of a check will be done. I am forwarding this email to every banking regulatory body I can find until my issue is resolved.

Message: Its really not like you have much choice it seems to me. I am in a bid war with Sun Trust and Country Wide for my Re-fi. Countyr Wide has offered a 1 % lower rate and $2,300 less on closing than Sun Trust. Sun Trust admits that it is possible they may transfer the loan to other parties as they desire. I asked who would be likely to assume it.....Sun Trusts answer.....Country Wide. Apparently Sun Trust does over 300 million in business with Country Wide....so it really don't matter...its going to Country Wide one way or another, might as well secure the best rate and terms. Two employees that work with me have had there mortgages with Country Wide for 2 and 3 yrs. with no complaints...so far.

Let me tell you a story, last year I got laid off for the 4th time in as many tears. I have owned my home for over 20 years and paid on time every single month until last year. This hit an all time low. Between collage tuitions and rate hikes I missed a payment. I was 1 month behind for about 2 months but caught up last September. We then paid every month since. Well here is what Countrywide did.
In October of 2005 I got a notice from the sheriff that my house was in foreclosure. We called the bank to find out why. The lady on the phone said it was just a formality to Service men and women to be aware and give them time to catch up. My wife said we did catch up last September and that I received a letter to that affect, she said OK I'll put a not you called and I'm sure things will be straightened out. 1 week went by and still no answer. We called back and they told us to disregard the notices and that we are up to date.
Note: we were only behind 1 month in 20 years...
Christmas time, a relative pulled me aside and said my house was in the news paper and that it was to be auctioned off. I never received a call from Countrywide, a letter or anything. If my sister didn't see it in the newspaper I would never had known! We called the bank the following day and the lady on the phone said not to worry we will straighten it out. 3 days before the auction was suppose to happen, no calls from Countrywide, no letters, NOTHING, a man came to my house to look it over he was interested in buying it. Needless to say I hit the roof. That same day people came in my yard and started taking pictures. I let my dogs out after that. We called a lawyer. To make a long story short my lawyer handled the whole thing and the auction was canceled.
END OF STORY... NOT!
They did it again!!!!!! A man came to my house and said he was interested in buying my property at the auction in March, I received NO paper work, sheriffs visit, bank rep.... NOTHING! AND MY PAYMENTS HAVE BEEN MADE!!!!!!
Time to contact the lawyer again... the saga continues, I will let you know what happens or keep an eye on the news!

When you read the quarterly and annual reports filed by Countrywide at www.secDOTgov (use the EDGAR button to navigate to their reports) one can see the true purpose of all of these games that Countrywide is playing with other people's money.
When they scam you on a forced placement policy they are "double booking" that sum. First, they are booking it as revenue since they always place coverage with one of their wholly owned subsidiary insurance companies - Balboa Insurance or Newport Insurance.
Then, they book it again on Countrywide's books as a receivable from the homeowner. When you add up the number of borrowers they have scammed with this little trick and multiply that number by $2,000, the average value of the double-booked entry, it's a large number.
When they receive a claim at their fake insurance company, they defraud the homeowner by retaining a huge portion of the settlement for "fees" and if and when they ever actually do remit the funds to the homeowner, they have kept and used the funds for months or years.
Countrywide is a fascinating operation. When cornered in a foreclosure proceeding recently, and challenged under the federal Fair Debt Collection Practices Act, Countrywide's documented response was to immediately "transfer" the loan to Banker's Trust NA which then ignored the demands under the FDCPA and tried to proceed to sell the property.
What they got instead, although they have not yet felt it, is a ball-peen hammer between the noggin down at the SEC.
These good 'ol boys running Countrywide have been signing these SEC reports with their accounting scams included, under the criminal penalty of Sarbanes Oxley for quite a while now.
Want to let Countrywide feel a little of your pain? Use the SEC's online fraud reporting feature to complain about their rigged accounting. Do that and before long, we will all get to enjoy the Executive Staff and several Board members doing a little shuffle called "the perp walk."
These people are why we build and maintain prisons. They are nothing but criminals, running a crooked little scam and injuring thousands of people, little powerless people, everyday.
Fight back. Send email to the SEC demanding an investigation of their accounting. Send letters to their "Audit Committee," you can find their names on Countrywide's website under "Corporate Governance."
Complain to your State Attorney General and especially to the California AG's office.

For many years Countrywide HAS BEEN #1 in customer service. But guess what? Countrywide is soon to be a HAS BEEN.
I know all this because I had just recently quit Countrywide to work for another mortgage company.
Countrywide didn't use move operations over to India, BUT NOW they do! That will be bad for customer service.
COUNTYWIDE IS NOW TOO CHEAP TO KEEP UP ON ITS COMPUTERS AND COMPUTER SYSTEMS. When I worked there, computers froze up at least 5 times a day, and application information was always getting erased.
That is why the number of customers complaining about payments has been increasing in the last few years.
That is why it is now taking Countrywide 30 to 40 days to close a loan. Also because Countrywide now has a lot of untrained, inefficient, and disorganized underwriters and processors. (Countrywide may now also be too cheap to hire an adequate staff)
That is also why payoffs and other items are now coming out wrong.
Also Countrywide requires just about all of its loan originations to use LANDSAFE appraisal, a company owned by Countrywide itself. Their appraisals are extremely conservative, and 9 out of 10 of mine and other A/E’s came in OVER $10K less than comps. Even if the home was in good condition. This forces the A/E to restructure the loan a higher rate, less cashout, fewer bills paid, or a some combination of the factors. Their appraisals set the road for disguised predatory lending, and bait and switch.
Wake up Joe D! Have you ever studied the life cycle of an organization? Check it out. It comes in four stages: Introduction, growth, maturity, and decline. Right now, Countrywide is slowing down in the growth stage about to hit maturity. The only thing holding right now is the brand name. And if Countrywide continues with its path, it will not be long until it is in its decline stage.
ENRON WAS ONCE A FORTUNE 500 COMPANY. Countrywide is riding in the same path.
Also Countrywide was recently sued in California from its conduct as an employer, and apparently it never learned from the lawsuit. Another lawsuit will happen.

I am currently employed by Countrywide and have recently experienced vile sexual harassment and financial abuse. I recently filed an HR complaint that resulted in my boss' termination. Thereafter, I was transferred for my "protection," given a position that I am lost in and did not want, and have been experiencing what I perceive to be (need to have my lingo legally appropriate) relatiatory actions on behalf of the management and executives.
I am in Southern California. I need to check with my lawyer to see if I can name the region in this forum.
I hate the company. I have been treated like a nothing and a plague. Everything the company does is with pretense and calculation. The game is being played by evil, narcissistic greed mongers. They place no value on human rights or suffering.
It seems to be common belief that the region is corrupt and just a good ole boys' club. I have heard that promotions and rewards are commonly believed to be based on long-term friendships, blackmail/bribes and (extramarital) sexual affairs. There seems to be quite a bit of evidence to support it; it just needs to be put together.
I was on a "privileged" team that virtually made its own rules and put a perverted, abusive non-supervisor in a supervisory role with me, after
(allegedly) having had notice of his past abusive behaviors. He acted as if he were above the rules, because the region had reportedly covered some of his past incidents from HR and even rehired him after he was fired by the parent company: Northwest Mortgage.
I have recently hired a lawyer to deal with executive management. I cannot say here, what it is that I seek; but we are wondering if there are any similar stories in the region that anyone can share. I specifically want to know about HLCs in supervisory roles, retaliation following HR complaints, the encouragement or discouragement of HR reporting, and any incidents that were minimized by higher-ups. My lawyer works on a contingency fee. I would never share names unless I had the express permission of the source. Even if someone can give me an idea of where else to look, it would be greatly appreciated. We'll do our own investigations. I want justice for others like me, and the company to face the consequences of their actions. I'm sticking around until it's done.
P.S. I totally agree with the previous post: CW's technology is a joke!!! The software is archaic in design and completely illogical to the user. Can't everyone see where their priorities really lie? The whole company origination is classified as exempt and soon the Overtime claims will be vlowing in. The Company saves somewhere between $750mil to $1bil a year not paying proper overtime.
The Company actually still denied that this was wrong and stated they though the uncertainty of the court system had them settle it etc....yeah right, no one on this earth has ever heard of a company paying out $30mil for a claim with no merit, and no still has. If you are looking for a lender that will be honest and/or professional throughout the loan process, COUNTRYWIDE is not the lender to choose. The loan officers and managers they have on staff are the most dishonorable, dishonest and unprofessional people I have ever dealt with. I have been in the real estate business for over 10 years and recently (2 months ago) financed my home with Countrywide through Full Spectrum (Montgomery, AL office). The customer service was awful. I was lied to on numerous occasions. On numerous occasions I was told that someone would call me back and I never received a return call. I was told on three separate occasions that they had all of the paperwork they needed and then asked the next day for additional documents or a letter. Each time I contacted the office to speak to someone I basically had to threaten the person that answered the phone in order for whomever I was calling for to get on the phone. To make matters worst, TWO months after closing I am STILL waiting for a copy of my appraisal that I paid $515 for(the most I have ever had to pay for an appraisal). Each time I call about it I am told "sorry I got caught up and didn't send it out the other day but I have it right here and I am overnighting it to you now. You will have it on your doorstep tomorrow. I STILL do NOT have it nor have I received a call to say why I don't have it or when I will. About the loan officers. Countrywide does have a lot of good loan officers. The problem is the management they work under. Message: I changed Homeowners insurance companies in the spring of 2003. As soon as Countrywide was notified that State Farm was cancelled, they added their Homeowners insurance to my loan even though I now had Farmers Insurance. Countrywide took my monthly mortgage payments and paid off their insurance first instead of applying the money to my loan.
This put my home in foreclosure and stopped the refinance I was working on at the same time.
The Sheriff's sale was scheduled in 90 days (late Sept. 2003). I spent well over 100 hours on hold trying to get somebody to correct this and stop the foreclosure. I got the Utah Insurance Commossion involved as well as a local consumer TV reporter and the Federal mortgage rep from Utah. None of this stoped the foreclosue so I was forced to file Chapter 13 to save the home.
This effectively ruined my credit and any chance to refinance to get away from them.
I have been spending an extra $10 a month to get a return receipt and signautre for all of my payments since then. I received a letter in July 2005 from Countrywide's attorney saying they are trying to get me removed from the Chapter 13 for non-payment.
I have signatures and cancelled checks for every month. They actually returned July 2005 payment due to this pending litigation! They will not accept the August 2005 payment,either. They are doubting the validity of the cancelled checks my bank provided.

Message: I thought it was just me until I stumbled onto your site. Countrywide is always tacing on late fees to my morgage even when I send it in on time. They NEVER pay the taxes so several times a year I have to deal with the IRS and Country Wide (AKA RIP OFF) Home loans. They must have way too much staff because I get harrassing phone calls all the time! For example: This month I paid my morgage (on time) on the 15th of the month some punk calls me and is asking me if I plan on paying my morgage on time next month??!!! What a moron! I also get several calls a week asking if I want a home equity loan. I totally hate CountryWide. All the other morgage companies I have dealt with in the past have never been this rude or hard to work with!

If there had only been a few stories here, I would have dismissed them as sour grapes. There are more than a few stories though. No one in their right mind would take the risk of doing business with Countrywide after reading the stories here. This website even makes me nervous about my mortgage ever being sold to Countrywide. We have had a mortgage with the same financial institution for several years. It has never been sold. We have just made an appointment with them to prequalify for a loan. I'm glad we saw your site.

Message: Yes there's fraud in Atlanta and it would be ignorant to say that no one at Countrywide is involved in it. Fraud is not however what is going on in Region 18. In the last year and a half R18 has acquired a new 1st VP and a new RVP. They have a reputation for circling the companies, bringing their buddies, creating havoc, and moving on to the next. The problem is that there are a lot of really good, reliable, hard-working people that these guys haven't the slightest concern about. They ruin lives by firing anyone who looks at them sideways because they got their jobs on false pretenses, they're not quite sure what they're doing but they're pretty sure it's wrong, and anyone who speaks up to them is a threat. Message: I am a Christian. My story is horrible. Here are a few highlites. It is true. When people ask for a Lender, I tell them "Use any of them except Countrywide". My mortgage payment has changed 3 times in 24 hours. The don't pay all of the taxes (Escrow Account) on my property. I almost lost an acre because of them. They have raised my Homeowners Insurance from $727.00-$882.00 in 24 months. I have never had a claim. They claimed that they never received my first house payment. Forcing me to pay online. 2 months later they sent it back torn into 4 pieces and said they couldn't accept it in that condition. They would not reimburse me for a stop payment on my check. 2 weeks after we closed the home Balboa Insurance Comp (A subsidiary of Countrywide)sent me a bill for $25.00. I asked Balboa what this was for and they said they had made a mistake at closing and I owed the money. I told them to pay for their own mistakes. They took the money out of my escrow account. Never informing me of what was taking place. Last week when I began proceedings to change my homeowner policy CW called acting as if they were concerned about third party activity. They were losing money from me and that is all that they are concerned about. The real problem is that Countrywide has gotten way too big and is not concerned about individuals. I have been lied to several times. They shuffle around information on there website regularly. My experience has been tough. Beware of the BIG COMPANY and remember you as an individual mean absolutely nothing to a Mortgage Giant. I would like to join forces with some other people to put them out of business. In a Christian Way!!!!!!

Message: Phone the Office of the President at CFC. There is an entire department dedicated to resolve issues in a VERY professional manner. I do not have the number but phone Countrywide's 1-800 # to get the OOP's number. You WILL like the results. There is no way in hell you are required to have individual flood insurance for a condo. Even if you did, your Association would be responsible for it.
